<br /> -21- <br /> 7. Maximum building coverage as a percentage of <br /> lot area: 40 per cent <br /> 8. Maximum accessory building coverage of rear yard: <br /> 30 per cent <br /> 9. Maximum height of structures: 30 feet or 2 1/2 <br /> stories, whichever is less <br /> 10. See Section 36 for further clarification and <br /> exceptions and modifications. <br /> Section 12. R-2 Single-Family Dwelling District. <br /> (Medium Density) <br /> A. Use restrictions: In an R-l Single-Family Dwelling <br /> District, no land shall be used and no building shall be <br /> erected for or converted to any other use than: <br /> 1. One single-family detached dwelling unit per lot. <br /> 2. Accessory buildings including a private garage, <br /> or bona fide servants' quarters for use of servants <br /> employed on the premises and not for rent. <br /> 3. Churches. <br /> B. Specific uses (require use permits): <br /> 1. A mobile home on an unsubdivided tract or lot. <br /> 2. Facilities for railroads or those utilities holding <br /> a franchise under the city. <br /> 3. Home occupation. <br /> C. Prohibited uses: <br /> 1. Any building erected or land used for other than <br /> one or more of the preceding specified uses. <br /> 2. Any use of property that does not meet the required <br /> minimum lot size; front, side and rear yard dimen- <br /> sion; and/or lot width; or exceeds the maximum <br /> height, building coverage or density per gross acre <br /> as required. <br /> 3. Any use of a single-family detached dwelling <br /> unit by more than two individuals who are unrelated <br /> by blood, legal adoption, or marriage. The owner <br /> and any agent of the owner shall be legally <br /> responsible for any dwelling unit use. <br /> D. Area requirements: <br /> 1. Minimum lot area: <br /> a. Internal: 4,500 square feet <br /> b. Corner: 5,400 square feet <br /> c. No R-2 Development shall exceed a density of <br /> more than nine (9) dwelling units per gross <br /> acre. <br /> 2. Minimum lot frontage on a public street: <br /> a. Internal: 50 feet <br /> b. Corner: 60 feet <br />
