<br /> -26- <br /> Section 17. TH-3 Townhouse Residential District. (High Density) <br /> A. Permitted uses: <br /> 1. One townhouse residence per lot. <br /> 2. Churches. <br /> B. Specific uses (require use permits): <br /> 1. Home occupation. <br /> C. Prohibited uses: <br /> 1. Any building erected or land used for other <br /> than one or more of the preceding specified uses. <br /> 2. Any use of a single-family detached dwelling unit <br /> by more than two individuals who are unrelated by <br /> blood, legal adoption or marriage. The owner and <br /> any agent of the owner shall be legally responsible <br /> for any dwelling unit use. <br /> D. Area requirements: <br /> 1. Minimum lot area: <br /> a. Internal: 2,500 square feet <br /> b. Corner: 4,000 square feet <br /> c. For every 100 square feet of open space per <br /> lot provided, the minimum lot area may be <br /> reduced by 200 square feet. No lot, however, <br /> shall have a lot area of less than 2,000 <br /> square feet and a width of less than 20 feet: <br /> Open Space Minimum Lot Area <br /> Per Dwelling (square feet) <br /> 0 2,500 <br /> 100 2,300 <br /> 200 2,100 <br /> 250 2,000 <br /> 2. Minimum lot frontage on a public street: <br /> a. Internal: 25 feet without open space provided <br /> b. Corner: 36 feet <br /> c. No TH-3 Development shall exceed a density <br /> of more than 20 dwelling units per gross acre. <br /> 3. Minimum lot depth: N/A <br /> 4. Minimum depth of front setback: 20 feet <br /> 5. Minimum depth of rear setback: 0 feet, when <br /> abutting townhouses on the rear, 10 feet when <br /> abutting an alley or service drive, or property <br /> not zoned for townhouse usage <br /> 6. Minimum width of side setback: <br /> a. Internal lot: 0 feet <br /> b. Corner lot: 12 feet <br /> 7. Maximum building coverage as a percentage of lot <br /> area: 80 per cent <br /> 8. Maximum height of structures: 30 feet or 2 1/2 <br /> stories, whichever 1S less. <br /> 9. See Section 36 for further clarification and <br /> exceptions and modifications. <br />
