<br /> 27 <br /> Section 18. ZL 1 Zero Lot Line Home District <br /> (Medium Density) <br /> Requirements: The plat of the requested area shall <br /> incorporate the requirements for a ZL 1 as follows: <br /> Zero lot line, one family dwellings can be <br /> constructed in an area requested and approved <br /> for designation as ZL 1. <br /> Zero lot line homes will be uniformly located <br /> on the same side of the lot within a street block. <br /> Zero lot line homes shall have no windows on <br /> the side of the house which abuts the property <br /> line. <br /> No area shall be designated ZL 1 that contains <br /> less than five (5) adjoining lots on each street. <br /> The entire frontage of one side of the street in <br /> the block must be included in the ZL 1 designation. <br /> An exception may be made where an alley breaks <br /> the block on that side of the street. <br /> Area Regulations for ZL 1 Zero Lot Line Construction: <br /> Front Yard Setback: The front yard setback for ZL <br /> Garden Home District is set at a minimum of twenty <br /> (20) feet. <br /> Side Yard Setback: The building may be constructed <br /> with a zero side yard on one side and a side yard <br /> of not less than ten (10) feet on the other side. <br /> This ten (10) foot side yard shall extend the full <br /> depth of the lot. Five ( 5) feet of the property <br /> that abuts the zero property line shall be designated <br /> as a maintenance easement. This easement shall <br /> extend the depth of the lot. <br /> Exceptions are permitted so that the end houses of <br /> the row will have a ten (10) foot side yard clearance <br /> from the street right of way. Under no circumstances <br /> will the clearance between the houses be less than <br /> ten (10) feet. <br /> Rear Yard Setback: There shall be a rear yard <br /> having a depth of not less than ten (10) feet. <br /> Area of Lot: The minimum area of the lot shall <br /> be four thousand (4,000) square feet. <br /> Width of Lot: The minimum area of the lot shall <br /> be forty (40) feet. <br /> Minimum Depth of Lot: The minimum depth of the lot <br /> shall be eighty five (85) feet. <br /> Parking Regulations: A minimum of two (2) off <br /> street parking spaces per dwelling unit shall be <br /> provided for each residence in a ZL 1 Zero Lot Line <br /> Home District. <br /> Access to Parking: A twenty (20) foot paved alley <br /> must be provided for ingress and egress to all rear <br /> garages. <br />
