<br /> 28 <br /> Accessory Buildings: No accessory building as <br /> permitted herein, shall occupy more than forty (40) percent <br /> of the required rear yard. Accessory buildings shall <br /> be set back three (3) feet from the rear property line <br /> provided, however, that where the rear lot line is <br /> the line of an alley twenty (20) feet or more 1n <br /> width, no setback shall be required. No accessory building <br /> may be closer than ten (10) feet to the main building <br /> in the rear yard. Accessory buildings shall not be <br /> allowed 1n front or side yards. <br /> Section 19. MF-l Multifamily Dwelling District. (Low Density) <br /> A. Permitted uses: In an MF-l District no land shall <br /> be used and no building shall be erected for or converted <br /> to any other use than: <br /> 1. Apartment houses and multiple dwelling units in <br /> which rooms and apartments are rented to resident <br /> guests but excluding all retail businesses. <br /> 2. Lodging houses. <br /> 3. Condominiums. <br /> 4. Parking lots for multifamily use. <br /> 5. Churches. <br /> B. Specific uses in all MF-l Districts (require use <br /> permi ts) : <br /> 1. Home occupation. <br /> C. Prohibited uses: <br /> 1. Any building erected or land used for other than <br /> one or more of the preceding specified uses. <br /> 2. Any use of property that does not meet the required <br /> minimum lot size; front, side and rear <br /> yard dimension; and/or lot width; or exceeds the <br /> maximum height, building coverage or density <br /> per gross acre as required. <br /> D. Area requirements: <br /> 1. Minimum lot area: <br /> a. The minimum lot area shall be 21,780 square <br /> feet for the first three ( 3) dwelling units and <br /> each additional dwelling unit shall be a <br /> minimum of 7,260 square feet. <br /> b. No MF-l development shall exceed a density <br /> of more than six ( 6) dwelling units per gross <br /> acre. <br /> 2. Minimum lot frontage on a public street: <br /> a. Internal: 100 feet <br /> b. Corner: 100 feet <br /> 3. Minimum lot depth: 100 feet <br /> 4. Minimum depth of front setback: 25 feet <br /> 5. Minimum depth of rear setback shall be 10 feet. <br /> There shall be no encroachment or overhangs <br /> into this required rear yard. <br /> 6. Minimum width of side setback: <br /> a. Internal lot: 10 feet <br /> b. Corner lot: 15 feet <br />
