<br /> -36- <br /> Section 26. P Public Use Including Governmental, <br /> Pools, Parks, Schools, Etc., District. <br /> A. Permitted uses: In a P District, the primary <br /> use of the land shall be as indicated in the following <br /> two ( 2) categories, namely P-l, Governmental, and P-2, <br /> Educational. Any use thereunder is subject to the <br /> usages set forth in this section: <br /> 1. P-l. Public use including city, county, state <br /> or federal governmental buildings, parks, and <br /> other public or semi-public recreational facilities <br /> and fraternal buildings. <br /> 2. P-2. Public or private educational institutions <br /> (not elsewhere classified), including elementary, <br /> junior high and senior high schools, colleges, <br /> universities, athletic fields and stadia associated <br /> therewith, and incidental operations, including <br /> training areas, etc. <br /> B. Prohibited uses: <br /> 1. Any building erected or land used for other than <br /> one or more of the preceding specified uses. <br /> 2. Any use of property that does not meet the <br /> required minimum lot size; front, side, and <br /> rear yard dimension; and/or lot width; or <br /> exceeds the maximum height, building coverage <br /> or density per gross acre as required. <br /> C. Area requirements: <br /> 1. Minimum lot area: <br /> a. Internal: 6,000 square feet <br /> b. Corner: 7,500 square feet <br /> 2. Minimum lot frontage on a public street: <br /> a. Internal: 50 feet <br /> b. Corner: 60 feet <br /> 3. Minimum lot depth: 100 feet <br /> 4. Minimum depth of front setback: 25 feet <br /> 5. Minimum depth of rear setback shall be 5 <br /> feet with an additional 2 feet required <br /> for each story above 24 feet, up to a <br /> maximum setback of 25 feet. There shall be <br /> no encroachment or overhangs into this <br /> required rear yard. <br /> 6. Minimum width of side setback: <br /> a. Internal lot: 7 1/2 feet <br /> b. Corner lot: 15 feet <br /> 7. Maximum building coverage as a percentage <br /> of lot area: <br /> a. Residential: 50 per cent <br /> b. Nonresidential: N/A <br /> 8. Maximum accessory building coverage as a <br /> percentage of rear yard: 30 per cent <br /> 9. Maximum height of structures: N/A <br /> 10. No lot to be used for multifamily or apartment <br /> purposes shall contain an area less than this <br /> amount plus 1,500 square feet for each dwelling <br /> unit in excess of 2 dwelling units to be constructed <br /> or occupied upon such lot. <br />
