Purpose: The mobile home and residential <br /> district is established for the following purposes: <br /> 1. To recognize that certain areas of San Marcos <br /> are suitable for a mixture of single-family <br /> dwelling units and mobile homes, and to <br /> provide adequate space and site diversification <br /> for residential purposes designed to accommodate <br /> the peculiarities and design criteria of <br /> mobile homes, along with single-family residences. <br /> 2. To protect against pollution, environmental <br /> hazards and other objectionable influences. <br /> 3. To provide adequate provisions for vehicular <br /> and pedestrian circulation. <br /> 4. To promote housing densities appropriate to <br /> and compatible with existing and proposed <br /> public support facilities. <br /> 5. To promote the most desirable use of land <br /> and direction of building development; to <br /> promote stability of development; to protect <br /> the character of the district; to conserve <br /> the value of land and buildings; and to protect <br /> the city's tax base. <br /> B. Permitted uses: <br /> 1. One mobile home or one single-family residence <br /> on each lot. <br /> 2. Recreational vehicles (one per approved lot). <br /> 3. Accessory buildings. <br /> 4. Recreational and commercial facilities designed <br /> for exclusive use of subdivision's occupants. <br /> 5. A storage building. <br /> 6. Portable buildings. <br /> C. Specific uses (require use permits): <br /> 1. Institutional, including day care centers, <br /> private schools, and registered family homes. <br /> 2. Home occupations. <br /> 3. Amusement parks, circus or carnival grounds, <br /> commercial amusement or recreation developments, <br /> or tents or other temporary structures used <br /> for temporary purposes. <br /> 4. Facilities for railroads or those utilities <br /> holding a franchise under the city. <br /> D. Prohibited uses: <br /> 1. Mobile home parks. <br /> 2. Any building or land used for other than one <br /> or more of the preceding specified uses. <br /> 3. More than one mobile home or recreational vehicle <br /> occupying an approved space or lot. <br />
