<br /> -47- <br /> 5. Minimum depth of rear setback shall be five <br /> feet with an additional two feet required for <br /> each story above 24 feet, up to a maximum <br /> setback of 25 feet. There shall be no encroach- <br /> ment or overhangs into this required rear yard. <br /> 6. Minimum width of side setback: <br /> a. Internal lot: 0 feet <br /> b. Corner lot (street side): 10 feet <br /> 7. Maximum building coverage as a percentage of <br /> lot area: 50 per cent <br /> 8. Maximum accessory building coverage as a <br /> percentage of rear yard: 30 per cent <br /> 9. Maximum height of structures: N/A <br /> 10. See Section 36 for further clarification and <br /> exceptions and modifications. <br /> Section 33. I Industrial District. <br /> A. Permitted uses: In an I District, no land shall <br /> be used and no building shall be erected which shall <br /> be converted to any other use than: <br /> 1. Any use permitted as regulated in the "L-I" <br /> Light Industrial District. <br /> 2. Industrial districts, including the building <br /> of structures used, erected or converted for <br /> the purpose of assembling, fabricating, <br /> manufacturing, packaging or processing articles <br /> for wholesale distribution or distributors. <br /> B. Specific uses (require use permits) (See Section <br /> 35) : <br /> 1. A specific use permit shall be required and <br /> approved by the zoning commission and the <br /> governing body of the City of San Marcos <br /> for any industrial usage classified as being <br /> "high hazard" occupancy which is intended to <br /> involve usage of highly combustible, flanunable <br /> or explosive materials. <br /> 2. A specific use permit shall be required for the <br /> erection of any industrial plant and approved by <br /> the governing body and the zoning commission of <br /> the City of San Marcos for any industrial use <br /> which shall be noxious or offensive by reason <br /> of emission of odors, soot, dust, noise, gas <br /> fumes or vibrations. <br /> 3. Planned industrial park. <br /> C. Prohibited uses: <br /> 1. Those uses, which in the opinion of the zoning <br /> commission and/or city council would be detrimental <br /> to the health, safety or general welfare of the <br /> citizens of San Marcos or to adjacent development. <br /> 2. Any use of property that does not meet the required <br /> minimum lot size; front, side and rear yard <br /> dimension; and/or lot width; or exceeds the <br /> maximum height, building coverage or density per <br /> gross acre as required. <br />
