Purpose: The Planned Unit Development District <br /> is established for the following purposes: <br /> 1. To accommodate the development of planned <br /> units which do not conform in all respects <br /> with the land use pattern designated on <br /> the zoning map, the district regulations <br /> prescribed by the zoning ordinance, or the <br /> requirements of the subdivision ordinance. <br /> 2. To encourage the creative development of land, <br /> provide locations for well-planned comprehensive <br /> developments, and provide for variety in the <br /> development pattern of the City of San Marcos <br /> which conform with the purpose of the Master Plan. <br /> 3. To protect against fire and explosions, pollution, <br /> and other environmental hazards. <br /> 4. To promote housing densities appropriate to <br /> and compatible with existing and proposed public <br /> support facilities. <br /> 5. To protect, as far as possible, against congestion; <br /> and to provide for vehicular and pedestrian <br /> circulation. <br />
