<br /> -5- <br /> 12. Block: An area enclosed by streets and occupied <br /> by or intended for buildings; or, if said word is used <br /> as a term of measurement, it shall mean the distance <br /> along a side of street between the nearest two ( 2) <br /> streets which intersect said street. <br /> 13. Boardinghouse: A building other than a hotel <br /> where lodging and meals for three ( 3) or more persons <br /> are served for compensation. <br /> 14. Buffer: A visual screen constructed of wood, <br /> concrete block, masonry or landscape material in such a <br /> manner that adjacent property will be screened from <br /> the use contemplated, so noise, solid waste or other <br /> objectional influences will be avoided. Such buffer <br /> shall be horizontal to the ground, opaque and a minimum <br /> of six (6) feet in height. <br /> 15. Building: Any structure built for the support, <br /> shelter and/or enclosure of persons, chattels or movable <br /> property of any kind. <br /> 16. Building setback line: A line defining an area <br /> on the building lot between the street right-of-way <br /> line and/or other property lines, and the building <br /> line within which no building shall be constructed, <br /> encroach or project except as specifically authorized <br /> in an adopted ordinance of the City of San Marcos; <br /> also called building line or setback line. <br /> a. Front building setback line: A line parallel <br /> to the street right-of-way line which the <br /> building faces and/or takes its primary access <br /> from. <br /> b. Side building setback line: A line parallel <br /> to an adjacent lot, or street right-of-way on <br /> a corner lot which the building sides up to. <br /> c. Rear building setback line: A line parallel to <br /> an adjacent lot, alley or street in the <br /> case of double frontage lots, which the building <br /> backs up to and has its rear or secondary access <br /> from. <br /> 17. Business: Includes local, retail, conunercial <br /> or such other uses and districts as herein defined. <br /> 18. Carport: A roofed structure open on two (2) <br /> sides when attached to a dwelling and open on three ( 3) <br /> sides when detached from a dwelling, covered with a roof <br /> supported by structural steel or wood columns or <br /> masonry piers of minimum size for structural safety. <br /> 19. City: The City of San Marcos, Hays County, Texas. <br /> 20. Clinic: An institution or station for the <br /> examination and treatment of ill and afflicted out- <br /> patients by a group of physicians. <br /> 21. Closet: An architectural space designed for or <br /> easily altered to accommodate the hanging of clothes <br /> on racks. <br /> 22. Club, civic: A building or portion of a building <br /> together with the grounds and related facilities, primarily <br /> used by an association of persons for periodic meetings <br /> to promote special purpose activities such as literature, science <br /> or civic improvement. <br />
