Club, conununity: A building or portion of a <br /> building, together with the grounds and related <br /> facilities, used primarily by an association of the <br /> residents of a particular subdivision, neighborhood <br /> or housing development and by its members and guests <br /> for social and recreational purposes. <br /> 24. Club, private: A building or portion of a <br /> building together with the grounds, and related <br /> facilities used primarily by an association, its <br /> members and their guests for social, fraternal and <br /> recreational purposes. <br /> 25. Cluster development: A method of development <br /> for land that permits variation in lot sizes without <br /> an increase in the overall density of population or <br /> development. Condominium: A multifamily dwelling unit, <br /> within which designated units or apartments are conveyed, <br /> fee simple title, with an undivided interest in the <br /> building's common elements, to include but not be limited <br /> to halls, stairs, elevators, roof, parking space, <br /> and the land when the building is not constructed on <br /> leased land. When the land is leased, they acquire a <br /> right in the leasehold. <br /> 30. Convalescent home or rest home: Any structure or <br /> collection of structures located on one site used or <br /> occupied by persons recovering from illness or suffering <br /> from infirmities of old age. <br /> 31. Council: The city council of the City of San Marcos, <br /> Hays County, Texas. <br /> 32. Court: An open, unoccupied space, bounded on <br /> more than two ( 2) sides by buildings. An inner court is <br /> a court entirely surrounded by the exterior walls of <br /> a building. An outer court is a court having at least <br /> one side open to a street, alley, yard or other permanently <br /> open space. <br /> 33. Day nursery: A place where children are left for <br /> care between the hours of 7:00 a.m. and 12:00 midnight. <br /> 34. Den: A separate architectural space, which may <br /> also be called a library or study, without a closet or <br /> bathroom. <br /> 35. Density: The number of dwelling units per gross <br /> acre of subdivision, excluding any areas that are non- <br /> residential in use. <br /> 36. Director of planning: The duly authorized <br /> employee or representative of the city in charge of the <br /> planning function for the city and charged with <br /> implementation and enforcement of the subdivision, <br /> zoning and other growth related ordinances. <br /> 37. Detached garage: A garage wholly separated from <br /> and independent of the principal building on a lot; or <br /> connected to a principal building by an unenclosed or <br /> latticed passageway, arbor or covered walk. <br />
