Summary

1. Approval by the Planning Commission of a plat that is different
from the land use map constitutes authority to revise the map. If
a plat is not in conformance with the zoning district in which the
plat is located, zoning must precede platting.
2. Approval by Council of a zoning change that is different from the
land use map constitutes authority to revise the map.
3. Approval by the Planning and Zoning Commissions of a building
permit that does not match the land use map constitutes authority
to revise the map.
4. Approval by the Planning and Zoning Commissions of a request for a
land use map change, that is at the time not part of a regulatory
process, which is sought by any source to include staff.
This procedure should be efficient by eliminating duplication, while
employing the same standards and providing considerable public
scrutiny.
IV-44
