<br />ARTICLE IX. <br /> <br />Section 9.1. Landlord's Right of Entry. Landlord, its agents, employees, and contractors may enter the <br />Premises at any time in response to an emergency, and at reasonable hours to (a) inspect the Premises, (b) exhibit the <br />Premises to prospective purchasers, lenders or Tenants, (c) determine whether Tenant is complying with its <br />obligations in this lease, (d) supply any service which this lease requires Landlord to provide, (e) post notices of non- <br />responsibility or similar notices, or (t) make repairs which this lease requires Landlord to make, or make repairs to <br />any adjoining space or utility services, or make repairs, alterations, or improvements to any other portion of the <br />building; however, all such work will be done as promptly as reasonably possible and so as to cause as little <br />interference to Tenant as reasonably possible. Tenant waives any claim on account of any injury or inconvenience to <br />Tenant's business, interference with Tenant's business, or loss of occupancy or quiet enjoyment of the premises. <br /> <br />Tenant will permit Landlord to place and maintain "For Rent" or "For Lease" signs on the Demised Premises during <br />the last ninety (90) days of the term of this Lease. <br /> <br />ARTICLE x. <br /> <br />Section 10.1. Signs, Awnings and Canopies. Landlord may erect and maintain such suitable signs on and about <br />the shopping center as Landlord, in its sole discretion, may deem appropriate to advertise the Shopping Center. <br />Tenant shall erect and maintain within the designated sign space as specified in the sign criteria, attached hereto as <br />Exhibit "B", a flat wall sign that shall be of such size and type and in such location as Landlord may approve. <br />Tenant shall submit to Landlord detailed drawings and specifications of such sign, which drawings and <br />specifications shall be subject to the written approval of Landlord prior to the installation of such sign. Tenant <br />agrees to have erected and/or installed and fully operative on or before the Commencement Date of this lease all <br />signs in accordance with Landlord's sign criteria. The Tenant, upon vacating the Demised Premises, or the removal <br />or alteration of its sign for any reason, shall be responsible for the repair, painting, and/or replacement of the <br />building facade surface where signs are attached. Except as herein otherwise expressly provided, Tenant shall not, <br />without Landlord's prior written consent (a) make any changes to the store front or (b) install or place on or about the <br />exterior of the Demised Premises any lighting, signs (including but not limited to, portable signs) decorations, <br />paintings, awnings, canopies or the like or (c) erect or install any exterior or interior signs, window or door lettering, <br />placards, decorations or advertising media of any type which can be viewed from the exterior of the Demised <br />Premises, excepting only dignified displays of customary type for its display windows or (d) park in the common <br />area any vehicle on which advertising for Tenant's business is displayed. All signs which Tenant is permitted to <br />maintain hereunder shall be kept insured by Tenant, and Tenant shall maintain the same in good condition, repair <br />and operating order at all times. Tenant shall keep all such signs lighted during the hours from sundown to 11 :00 <br />p.m. irrespective of whether or not the premises is open for business, unless Tenant shall be prevented from doing so <br />by events beyond the control of Tenant. Any sign, which Tenant is permitted to maintain hereunder, shall comply <br />with all laws, rules and ordinances and Tenant shall obtain any required governmental approval. Landlord makes no <br />representation with respect to Tenant's ability to obtain such approval. <br /> <br />INlTlALS~ <br /> <br />13 <br />
