<br /> Two certain tracts or parcels of land, containing in the
<br /> aggregate 3.388 acres, more or less, out of the J. M. Veramendi
<br /> League No. 2 at San Marcos, Hays County, Texas, and being
<br /> portions of that certain tract of land described in deed from
<br /> Shadrach Dixon, et ux., to the International Railroad Company
<br /> (hereinafter referred to as "I RC"), dated September 20, 1871,
<br /> and recorded in Volume "H", Pages 19 and 20, Deed Records of
<br /> Hays County, Texas; said tracts or parcels of land being more
<br /> particularly described as follows:
<br /> Tract No. 1
<br /> BEGINNING at an iron rod set at the point of intersection
<br /> of the southwesterly line of Bugg Lane with IRC's southeasterly
<br /> property line as described in said deed dated September 20,
<br /> 1871, said point being 100.00 feet southeastwardly, as measured
<br /> at right angles, from the centerline of Missouri-Pacific Rail-
<br /> road Company's (hereinafter referred to as liMO-PAC' s") existing
<br /> main track, as located and constructed; thence South 42° 54'
<br /> West, along a line parallel with the centerline of said main
<br /> track, a distance of 1922.63 feet to a point in the northeasterly
<br /> line of Ranch Road 12; thence North 87° 35' 48" West, along
<br /> said northeasterly line of Ranch Road 12, 65.75 feet to a
<br /> point 50.00 feet southeastwardly, as measured at right angles,
<br /> from the centerline of MO-PAC's said existing main track; thence
<br /> North 42° 54' East, parallel with the centerline of said main
<br /> track, a distance of 1966.43 feet, more or less, to a point
<br /> in the aforesaid southwesterly line of Bugg Lane; thence South
<br /> 45° 50' East, along said southwesterly line of Bugg Lane,
<br /> 50.00 feet to the point of beginning, containing 2.232 acres,
<br /> more or less.
<br /> Tract No. 2
<br /> BEGINNING at an iron rod set at the point of intersection
<br /> of the southwesterly line of Bugg Lane with IRC's northwesterly
<br /> property line as described in said deed dated September 20,
<br /> 1871, said point being 100.00 feet northwestwardly, as measured
<br /> at right angles, from the centerline of MO-PAC's existing main
<br /> track, as located and constructed; thence South 42° 54' West,
<br /> along a line parallel with the centerline of said main track,
<br /> a distance of 2138.49 feet to a point in the northeasterly
<br /> line of Ranch Road 12; thence North 77° l7' 13" East, along
<br /> said northeasterly line of Ranch Road l2, 88.53 feet to a
<br /> point 50.00 feet northwestwardly, as measured at right angles,
<br /> from the centerline of MO-PAC's said existing main track;
<br /> thence North 42° 54' East, parallel with the centerline of
<br /> said main track, a distance of 2064.33 feet, more or less, to
<br /> a point in the aforesaid southwesterly line of Bugg Lane;
