<br /> Lessee's desire to renew said lease on or before sixty (60) days <br /> prior to the expiration of such term. <br /> 2. Rental. Lessee covenants and agrees to pay to Lessor <br /> as rent for said premises the sum of One Dollar ($1) per annum, <br /> due and payable on or before the first working day of January of <br /> each year. <br /> 3. Purposes. Said premises shall be used by Lessee to <br /> provide services and assistance to victims of family violence <br /> and/or victimsof sexual assault and to provide education for the <br /> community and agencies concerning family violence, sexual assault <br /> and the services available from Lessee and for no other purpose <br /> whatsoever. <br /> 4. Structures And Improvements. Lessee shall cause at <br /> no expense to Lessor the construction of at least one structure, <br /> on said demised premises during the term of said lease, which <br /> structure shall provide housing for Lessee sufficient to furnish <br /> those services and that assistance described in the preceding <br /> paragraph. Construction shall begin within ninety (90) days of <br /> the effective date of this lease. Lessee shall have the right <br /> to have constructed on said demised premises such additional <br /> structures as may become necessary for adequate provision of said <br /> services and assistance, provided, however, that each structure <br /> shall be constructed and shall remain in compliance with all <br /> ordinances, rules and regulations of Lessor. All alterations, <br /> additions and improvements made in or to the premises and any <br /> and all structures and buildings constructed or placed thereon <br /> shall, unless otherwise provided by written agreement or by <br /> the terms hereof, become property of Lessor at the expiration of <br /> this lease and shall remain and be surrendered with said demised <br /> premises, and Lessee hereby waives all claims for damages to or <br /> loss of any property belonging to Lessee that may be in or upon <br /> said demised premises. <br /> 5. Access To Public Road. Lessor guarantees to Lessee <br /> access to a public road throughout the term of said lease. <br /> - 3' - <br />
