<br /> 6. Water þ"nd Sewer. Lessor shall extend water and sewage <br /> facilities to said demised premises at no cost or expense to <br /> Lessee. Lessee agrees to pay all charges for said water and <br /> sewer services used in and on said demised premises in accor- <br /> dance with the rates fixed by Lessor for said services, as and when <br /> bills therefor are rendered. <br /> 7. Electricity. Lessee shall be responsible at its sole <br /> expense for the extension of electric energy to said demised <br /> premises. Lessee shall pay all costs for electrical service to <br /> said demised premises as and when bills therefor are rendered. <br /> Lessee covenants and agrees that at no time shall its use of <br /> electric current exceed the capacity of the wiring system located <br /> on said demised premises. Lessee shall ensure that the electrical <br /> installation and wiring meet applicable state and local laws, <br /> ordinances, regulations and standards and that electric outlets <br /> are properly spaced to afford maximum use of said demised premises. <br /> 8. utilities. Lessee shall furnish at its own expense, <br /> all utilities of every type and nature not otherwise expressly <br /> provided for in this lease. Lessee shall payor cause to be paid <br /> when due, all bills for all other utilities used on, in connec,- <br /> tion with or chargeable against said demised premises until the <br /> expiration of this lease and surrender of the premises by Lessee. <br /> 9. Repairs And Maintenance. Lessee agrees to keep said <br /> demised premises and any structures or improvements constructed <br /> or placed thereon safe and in good order and condition at all <br /> times during the term hereof. Lessee at its own cost and expense <br /> shall make all repairs, including structural repairs necessary <br /> during the term of this lease. Lessee shall deliver up the de- <br /> mised premises and any structures or improvements constructed or <br /> placed thereon at the expiration of the term in good order and <br /> condition, reasonable wear and tear and damages by the elements <br /> excepted. Said demised premises shall be kept free from all <br /> refuse and obstructions. Lessee shall promptly remove all garbage <br /> and refuse of any kind from the premises during said term. <br /> - 4 - <br />
