<br /> -2- <br /> on the date of execution of this lease by Lessee. Subsequent <br /> payments shall be made on the same day of each subsequent month. <br /> III. <br /> Lessee agrees to use said premises for aircraft or aviation <br /> purposes. It is hereby agreed that Lessee shall have the right <br /> to place, at his own expense, a portable hangar on said premises. <br /> Said portable hangar shall be installed according to City ordinances, <br /> rules and specifications. Said portable hangar shall remain the <br /> property of Lessee and Lessee shall have the right to remove said <br /> portable hangar at the end of said lease; provided, however, that <br /> no damage to said demised premises shall occur as a result of said <br /> removal. No mechanic's and materialman's lien shall be fixed against <br /> the demised premises. <br /> IV. <br /> The term of this lease shall be for three (3) months beginning <br /> on the date of execution of this Agreement by City. Said lease shall <br /> be automatically extended for additional three month periods at the <br /> end of the term, and at the end of each additional term, unless notice <br /> of intent to cancel said lease is delivered to the other party thirty <br /> (30) days prior to the end of the current term. <br /> V. <br /> Lessee shall be responsible for all maintenance, repairs and <br /> upkeep of the demised premises. Maintenance, repairs and upkeep of <br /> all utility lines and connections upon the demised premises shall <br /> be the responsibility of lessee. Lessee agrees to bear the cost <br /> of installation of any additional utility lines or connections <br /> necessary for its use of said portable hangar for aircraft or <br /> aviation purposes. Lessee shall pay all utility bills for <br /> service to the demised premises. <br /> VI. <br /> No combustible chemicals may be stored on said demised premises <br /> other than fuels stored in an airplane's own fuel tank. Notwithstanding <br /> any other provision in this Agreement of Lease, failure on the part <br /> of Lessee to comply with the requirement of this paragraph shall result <br /> in immediate termination of said Agreement of Lease. <br />
