<br /> -3- <br /> VII. <br /> All covenants, terms and conditions of this lease must be <br /> approved by the Federal Aviation Administration before the effective <br /> date of the lease. <br /> VIII. <br /> During the term of this lease, Lessor agrees that Lessee shall <br /> have unrestricted access to the runways, taxiways and ramps now in <br /> existence at said Airport to the same extent that any other parties <br /> may have use thereof. It is understood and agreed by and between <br /> Lessor and Lessee that the continuing use of said Airport as an <br /> airport for general aviation is essential to Lessee and that the <br /> failure to continue the use of said Airport for airport or aviation <br /> purposes shall constitute a default in the lease. Upon Lessee <br /> giving written notice of such default to Lessor and upon the failure <br /> of Lessor to cure such default within thirty (30) days after the <br /> receipt of said written notice, this lease shall terminate at the <br /> end of the current three month period. Lessee shall thereupon be <br /> released from and relieved of all further obligations thereafter <br /> to accrue hereunder. <br /> IX. <br /> Maintenance of runways, taxiways, entrance roads, driveways, <br /> existing parking lots, leading to and/or contiguous to the demised <br /> premlses and unoccupied property of said Airport, except for the <br /> demised premises described in Part I of this lease, shall remain the <br /> obligation of Lessor; provided, however, that Lessor shall only be <br /> obligated to use airport revenue funds for such purposes and that <br /> Lessor shall never have the obligation to use general, operating or <br /> bond funds for the purpose of said maintenance. <br /> X. <br /> Lessor agrees that all airport revenue derived from Lessee <br /> and any other user of the property should be allocated toward the <br /> maintenance and improvement of said Airport; provided, however that <br />
