96 THE STATE OF TEXAS WARRANTY DEED THE COUNTY OF HAYS KNOW ALL MEN BY THESE PRESENTS: That the City of San Marcos, Texas a municipal corporation of Hays County, existing by and under authority of the State of Texas, acting through its Mayor, Emmie Craddock, dulyau- thorized by ordinance enacted on May 9, 1983 , hereinafter called "Grantor", for and in consideration of the sum of Ten Dollars ($10.00), in hand paid by Southwest Texas State Un~versity, an institution of higher education with its principal campus at San Marcos, Hays County, Texas, 78666, hereinafter called "Grantee", the receipt of which is hereby acknowledged, has GRANTED, SOLD AND CONVEYED, and by these presents does GRANT, SELL AND CONVEY, unto Grantee, the following described property in Hays County, Texas, more particularly described as follows, to-wit: A tract in the T.J. Chambers Survey containing 0.23 acres of land the same being out of and a part of that certain land described in a deed from A.A. Wilburn et a1 to the City of San Marcos, Texas, dated 23 Hay 1967 and recorded in Volume 217, Page 386 of the Deed Records of Hays County, Texas; said 0.23 acres of land being more particularly described by metes and bounds as follows: From a concrete monument on the northeast line of the McNaughton Addition to the City of San Marcos, said point being the northwest corner of the property conveyed by A.A. lVilburn to the City of San Marcos by deed dated May 23, 1967, recorded in Volume 217, Page 386 of the Hays County Deed Records; THENCE, N 43°46'43" E, 242 feet; THENCE, S 44°43'17" E, 521.46 feet to a corner; THENCE, S 45°16'43" W, 120.69 feet to a corner; THENCE, S 44°43'l7" E, 150 feet to the POINT OF BEGINNING, the same being on the south right-of- way line of Sessom Drive; THENCE, with the south line of Sessom Drive and the northerly boundary line of this parcel proceed S 62°16'01" W, a distance of 41.70 feet to a corner;
