-5- any other provision of this Agreement of Lease, failure on the part of Lessee to comply with the requirement of this paragraph shall result in immediate termination of said Agreement of Lease. XV. It is specifically understood and agreed that nothing contained herein shall be construed as a granting or authorizing the granting of an exclusive right for exercising of an aeronautical activity, nor to conduct any activity which is discriminatory, and Lessee specifically agrees to operate a non-discriminatory operation. A deposit of Seventy-Five Dollars ($75.00) shall be paid by Lessee to Lessor within ten (10) days of the execution of this lease to secure the payment by Lessee to Lessor of the Five Dollar ($5.00) charge for each aircraft made a part of the auction pursuant to Part III hereof. Lessee shall remit unto Lessor the full payment due within ten (10) days after the expiration or termination of this lease. XVI. Lessee shall not assign or sublease this lease without first ob- taining prior written approval of Lessor, which approval shall not be unreasonably withheld, and further provided that no sublease or assignment of lease shall be given except for the purposes and uses authorized hereby. XVII. All covenants, terms and conditions of thls Agreement of Lease must be approved by the Federal Aviation Administration before the effective date of this lease. XVIII. The Lessee for itself, its personal representatives, successors in interest, and assigns, as part of the consideration hereof, does hereby covenant and agree that: (1) no person on the grounds of race, color, sex or national origin shall be excluded from participation in, denied the benefits of, or be otherwise subjected to discrimination in the use of said facilities, (2) that in the construction of any improvements on, over, or under such land and the furnishing of services
