<br /> -4- <br /> space shall have continuous access to and from hangar area. <br /> XI. <br /> During time of war or national emergency, Lessor shall have the <br /> right to lease the landing area, Airport or any part thereof to the <br /> United States Government for military or naval use, and if such lease <br /> ìs executed, the provisions of this instrument, insofar as they are <br /> inconsistent with the provisions of the lease to the Government, shall <br /> be suspended. This lease shall be subordinate to the provisions of <br /> any existing or future agreement between Lessor and the United States <br /> relative to the operation or maintenance of the Airport, the execution <br /> of which has been or may be required as a condition precedent to the <br /> expenditure of Federal funds for the development of the Airport. <br /> XII. <br /> If Lessee fails to make any payment due hereunder, or fails to <br /> perform any other of the terms of this lease to be observed or performed <br /> by Lessee, or if Lessee makes an assignment for the benefit of creditors, <br /> or petitions for or enters into an agreement, or suffers this lease to <br /> be taken under any writ of execution or attachment, or if this lease <br /> shall pass to or dissolve upon, by law or otherwise, on other than <br /> Lessee except as herein provided, then in anyone or more such events, <br /> this lease and the terms thereunder shall at the option of Lessor <br /> terminate and come to an end immediately upon delivery by Lessor to <br /> Lessee of written notice of termination, and Lessee shall quit and <br /> surrender the demised premises to Lessor as if the term hereunder was <br /> ended by the expiration of the time fixed herein, and Lessee shall remain <br /> liable for any unpaid amount owed under Part III. <br /> XIII. <br /> The City of San Marcos Airport Commission shall approve all <br /> facilities and utilities to be installed by Lessee prior to said auction. <br /> XIV. <br /> No combustible chemicals may be stored on said demised premises <br /> other than fuels stored in an airplane's own fuel tank. Notwithstanding <br />
