-5- approval shall not be unreasonably withheld. No sublease or assignment of lease shall ever be given except for the purposes and uses authorized hereby. XVI. Lessee shall maintain at its own cost and expense public liability insurance on an occurrence basis with minimum limits of liability in an amount of $100,000 for bodily injury, personal injury or death to anyone person; up to $300,000 for each occurrence; and $100,000 for damage to property; and such insurance policy shall contain the endorsement that such insurance may not be can- celled or amended with respect to Lessee without ten (10) days written notice by registered mail to Lessor by the insurance company; and that Lessor shall not be required to pay any premiums for insurance. Any insurance policy herein required or procured by Lessee shall contain an express waiver of any rights of subrogation by the insurance company against the Lessor. A copy of any policy of insurance so required shall be delivered by Lessee to Lessor within ten (10) days of the inception of such policy by the insurance company. The minimum limits of any insurance coverage required herein shall not limit Lessee's liability under Part IV of this Agreement. XVII. Lessee shall maintain at its own expense fire and extended coverage insurance on any aircraft secured, placed, housed or located on said ground space. Should annual insurance premiums paid by Lessor in connection with the ownership, maintenance or use of the San Marcos Municipal Airport or any operations at said Airport or elsewhere which are necessary or incidental to said ownership, maintenance or use ever be increased because of the securing by Lessee of an aircraft on said grøund space, Lessee shall promptly pay the excess amount of the premium upon request by Lessor. Lessor shall not be liable to Lessee for losses due to theft or burglary or for damages done by unauthorized persons on said Airport premises.
