M,~ VERAMENDI LEAGUE <br /> NO. 1 SURVEY, HAYS COUNTY, TEXAS, A/K/A 2411 <br /> HUNTER ROAD, FROM "AO" (AGRICULTURAL-OPEN SPACE <br /> DISTRICT) TO "LI" (LIGHT INDUSTRIAL DISTRICT), <br /> AND TRACT TWO, CONSISTING OF 1. 00 ACRE, MORE OR <br /> LESS, OF LAND AREA IN THE J. That the following described parcel of real property lo- <br /> cated in San Marcos, Hays County, Texas, which was classified "AO" <br /> (Agricultural-Open Space District) upon its annexation to the City <br /> of San Marcos on November 24, 1980, henceforth shall be zoned as <br /> follows: <br /> TRACT ONE: 1.33 acres, more or less, of land area in the J. M. Vera- <br /> mendi League No. 1 Survey, Hays County, Texas, being a portion of that <br /> 2.33 acre tract described in a deed from Mellie Bass Williams to Cary <br /> N. Whitten, et ux, dated January 16, 1978 and recorded in Volume 305, <br /> Page 421 of the Hays County Deed Records and being more particularly <br /> described by metes and bounds as follows: <br /> COMMENCING at an iron rod for the West corner of the Whitten tract in <br /> the Southeast line of F.M. Highway No. 2439 (Hunter Road) as evidenced <br /> by concrete highway monuments found; <br /> THENCE, with the common line of the Whitten tract and the <br /> highway N. 43° 39' E. 139.12 feet to an iron rod set for <br /> the West corner and PLACE OF BEGINNING of this tract; <br /> THENCE, leaving the PLACE OF BEGINNING as shown on that plat numbered <br /> 21108-83-b as prepared for Robert Anderson by Dabney-Byrn and Asso- <br /> ciates, Inc. and continuing with the common line of the Whitten tract <br /> and the highway N. 43° 39' E. 172.08 feet to an iron rod for the <br /> North corner of the Whitten tract and West corner of that 2.46 acre <br /> tract described in a deed from Mellie Bass Williams to Cathy Burnett <br /> Wooten dated February 1, 1978 and recorded in Volume 305, Page 855 of <br /> the Hays County Deed Records; <br /> THENCE, leaving the highway with the common line of the Wooten tract <br /> and the Whitten tract S. 47° 48' E. 324.10 feet to an iron rod for the <br /> East corner of the Whitten tract, South corner of the Wooten tract and <br /> being in a Northwest line of that 76.52 acre tract described in a deed <br /> from Ed Longcope to The Kroger Company dated May 3, 1982 and recorded <br /> in Volume 374, Page 623 of the Hays County Deed Records, pass on this <br /> course at approximately 199.15 feet a channel easement as shown on the <br /> Texas Highway Department right-of-way map for F.M. 2439 and as refer- <br /> enced in Volume 176, Page 319 of the Hays County Deed Records; <br /> THENCE, with the common line of the Kroger Company tract and the Whit- <br /> ten tract S. 46° 02' W. 191. 40 feet to a 1/2" iron rod set for the <br /> South corner of this tract; <br />
