<br /> THENCE, crossing the Whitten tract N. 44° 22' E. 316.20 feet to the
<br /> PLACE OF BEGINNING, pass at approximately 260.8 feet the centerline
<br /> of the afore-referenced channel easement. There are contained within
<br /> these metes and bounds 1.33 acres, more or less, of land area as sur-
<br /> veyed on the ground during April, 1983 by Dabney-Byrn & Associates,
<br /> Inc. of San Marcos, Texas, as prepared by David C. Williamson, R.P.S.
<br /> #4190, a/k/a 2411 Hunter Road, to be zoned "LI" (Light Industrial
<br /> District).
<br /> TRACT TWO: 1. 00 acre, more or less, of land area in the J. M. Vera-
<br /> mendi League No. 1 Survey, Hays County, Texas, being a portion of
<br /> that 2.33 acre tract described in a deed from Mellie Bass Williams
<br /> to Cary N. Whitten, et ux, dated January 16, 1978, and recorded in
<br /> Volume 305, Page 421 of the Hays County Deed Records and being more
<br /> particularly described by metes and bounds as follows:
<br /> BEGINNING at an iron rod at the West corner of the Whitten tract, the
<br /> North corner of that 78.23 acre tract described in a deed from Ed Long-
<br /> cope to National Supply Company dated July 31, 1981 and recorded in
<br /> Volume 382, Page 30 of the Hays County Deed Records and being in the
<br /> Southeast line of F.M. Highway No. 2439 (Hunter Road) as evidenced by
<br /> concrete highway monuments found;
<br /> THENCE, leaving the PLACE OF BEGINNING as shown on that plat numbered
<br /> 21108-83-b as prepared for Robert Anderson by Dabney-Byrn and Associates,
<br /> Inc. with the common line of the highway and the Whitten tract N. 43°
<br /> 39' E. 139.12 feet to an 1/2" iron rod set for the North corner of this
<br /> tract, pass at approximately 114 feet the centerline of a 50 foot wide
<br /> channel easement as shown on the Texas Highway Department right-of-way
<br /> map for F.M. 2439 and being referred to in Volume 176, Page 319 of the
<br /> Hays County Deed Records;
<br /> THENCE, crossing the Whitten tract S. 44° 22' E. 316.20 feet to an
<br /> 1/2" iron rod set in the Southeast line of the Whitten tract and being
<br /> a Northwest line of a 76.52 acre tract described in a deed from Ed Long-
<br /> cope to The Kroger Company dated May 3, 1982 and recorded in Volume 374,
<br /> Page 623 of the Hays County Deed Records, pass at approximately 55.4
<br /> feet the centerline of the afore-referenced channel easement;
<br /> THENCE, with the common line of the Whitten tract and The Kroger Company
<br /> tract S. 46° 02' W. 139.04 feet to an iron rod in a fence line for the
<br /> South corner of the Whitten tract and a West corner of The Kroger Company
<br /> tract, in the Northeast line of the afore-referenced National Supply Com-
<br /> pany tract, as fenced;
<br /> THENCE, with the common line, as fenced, of the Whitten tract and the
<br /> National Supply Company tract N. 44° 22' W. 310.40 feet to the PLACE
<br /> OF BEGINNING. There are contained within these metes and bounds 1. 00
<br /> acre, more or less, of land area as surveyed on the ground during April,
<br /> 1983 by Dabney-Byrn & Associates, Inc. of San Marcos, Texas, as prepared
<br /> by David C. Williamson, R.P.S. #4190, a/k/a 2413 Hunter Road, to be
<br /> zoned "LI" (Light Industrial District).
<br /> SECTION 2. That this Ordinance shall be in full force and effect ten
<br /> (10) days from and after passage and publication in a newspaper of
<br /> general circulation in the area.
