<br /> 0 MARCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF
<br /> THAT 45.1 ACRE TRACT OF LAND DESCRIBED IN A
<br /> DEED FROM THEO SCHAWE, ET UX, TO LEWIS DOBIE,
<br /> ET UX, DATED DECEMBER 15, 1953, AS RECORDED IN
<br /> VOLUME 158, PAGE 80 OF THE HAYS COUNTY DEED
<br /> RECORDS, LOCATED IN THE llOOBLOCK OF UHLAND
<br /> ROAD, FROM "AO" (AGRICULTURAL-OPEN SPACE DIS-
<br /> TRICT) TO "MH" (MOBILE HOME DISTRICT).
<br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS,
<br /> TEXAS:
<br /> SECTION 1. That the following described piece of real
<br /> property located in San Marcos, Hays County, Texas, which was
<br /> classified "AO" (Agricultural-Open Space District) upon its
<br /> annexation to the City of San Marcos on November 24, 1980, hence-
<br /> forth shall be zoned as follows:
<br /> 31.5 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M.
<br /> VERAMENDI LEAGUE NO. 2 IN SAN MARCOS, HAYS COUNTY,
<br /> TEXAS BEING A PORTION OF THAT 45.1 ACRE TRACT OF
<br /> LAND DESCRIBED IN A DEED FROM THEO SCHAWE, ET UX,
<br /> TO LEWIS DOBIE, ET UX, DATED DECEMBER 15, 1953, AS
<br /> RECORDED IN VOLUME 158, PAGE 80 OF THE HAYS COUNTY
<br /> DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED
<br /> BY METES AND BOUNDS AS FOLLOWS:
<br /> BEGINNING at the west corner of the aforereferenced
<br /> Dobie tract in the southeast line of that 7.12 acre
<br /> tract of land described in a deed from H.B. Millican,
<br /> et ux, to Robert F. Gaertner, et ux, dated June 1,
<br /> 1973 as recorded in Volume 259, Page 237 of the Hays
<br /> County Deed Records for the north corner of that
<br /> 20.40 acre tract of land described in a deed from
<br /> Great Southwestern Medical Centers, Inc. to Studer/
<br /> Morton Companies dated February 14, 1983 as recorded
<br /> in Volume 388, Page 614 of the Hays County Deed Records,
<br /> for the west corner of this tract;
<br /> THENCE leaving the PLACE OF BEGINNING and the Studer/
<br /> Morton tract with the common line of the Dobie tract
<br /> and the Gaertner tract N44°20'30"E a record distance
<br /> of 206.11 feet to the east corner of the Gaertner
<br /> tract, and the south corner of that tract of land
<br /> described in a deed to C.H. Millican as recorded in
<br /> Volume 142 Page 104 of the Hays County Deed Records;
<br /> THENCE leaving the Gaertner tract with the common line
<br /> of the Dobie tract and the Hillican tract N44°20'30"E
<br /> 280.99 feet to the westerly north corner of this tract
<br /> for the west corner of that 0.50 acre tract of land
<br /> described in a deed to Eunice Mae Watson, as recorded
<br /> in Volume 171, Page 434 of the Hays County Deed Records;
<br /> THENCE leaving the Hillican tract and entering the
<br /> Dobie tract with the southwest line of the Watson Tract
<br /> S75°06'E l21.56 feet to the south corner of the Watson
<br /> tract and the west corner of that 0.5 acre tract of
<br /> land described in a deed to Lewis Dobie, Jr. as recorded
<br /> in Volume 174, Page 433, of the Hays County Deed
<br /> Records;
<br /> THENCE leaving the Watson tract, with the line of the
<br /> 0.5 acre Dobie tract, the following two courses:
