<br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
<br /> OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF
<br /> THAT ORDINANCE WHICH REGULATES AND RESTRICTS
<br /> THE LOCATION AND USE OF BUILDINGS, STRUCTURES
<br /> AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54)
<br /> BY ZONING 4.8 ACRES, MORE OR LESS, OF LAND
<br /> AREA IN THE J.M. VERM1ENDI LEAGUE NO. 2 IN
<br /> SAN MARCOS, HAYS COUNTY, TEXAS, BEING A POR-
<br /> TION OF THAT 45.1 ACRE TRACT OF LAND DESCRIBED
<br /> IN A DEED FROM THEO SCHAWE, ET UX, TO LEWIS
<br /> DOBIE, ET UX, DATED DECEMBER 15, 1953, AND
<br /> RECORDED IN VOLUME 158, PAGE 80 OF THE HAYS
<br /> COUNTY DEED RECORDS, LOCATED IN THE 1100 BLOCK
<br /> OF UHLAND ROAD, FROM "AO" (AGRICULTURAL-OPEN
<br /> SPACE DISTRICT) TO "MH" (MOBILE HOME DISTRICT).
<br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS,
<br /> TEXAS;
<br /> SECTION 1. That the following described piece of real
<br /> property located in San Marcos, Hays County, Texas, which was
<br /> classified "AO" (Agricultural-Open Space District) upon its
<br /> annexation to the City of San Marcos on November 24, 1980, hence-
<br /> forth shall be zoned as follows:
<br /> 4.8 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M.
<br /> VERAMENDI LEAGUE NO. 2 IN SAN MARCOS, HAYS COUNTY,
<br /> TEXAS BEING A PORTION OF THAT 45.1 ACRE TRACT OF
<br /> LAND DESCRIBED IN A DEED FROM THEO SCHAWE, ET UX,
<br /> TO LEWIS DOBIE, ET UX, DATED DECEMBER 15, 1953 AND
<br /> RECORDED IN VOLUME l58, PAGE 80 OF THE HAYS COUNTY
<br /> DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED
<br /> MY METES AND BOUNDS AS FOLLOWS:
<br /> COMMENCING at the west corner of the aforereferenced
<br /> Dobie tract in the southeast line of that 7.12 acre
<br /> tract of land described in a deed from H.B. Millican
<br /> et ux, to Robert F. Gaertner, et ux, dated June 1,
<br /> 1973 and recorded in Volume 259, Page 237 of the
<br /> Hays County Deed Records for the north corner of
<br /> that 20.40 acre tract of land described in a deed
<br /> from Great Southwestern Medical Centers, Inc. to
<br /> Studer/Morton Companies dated February 14, 1983 and
<br /> recorded in Volume 388, Page 6l4 of the Hays County
<br /> Deed Records for the west corner of this tract;
<br /> THENCE leaving the PLACE OF COMMENCEMENT and the
<br /> Studer/Morton tract with the common line of the
<br /> Dobie tract and the Gaertner tract N44°20'30"E, a
<br /> record distance of 206.11 feet, to the east corner
<br /> of the Gaertner tract, and the south corner of
<br /> that tract of land described in a deed to C.H.
<br /> Millican and recorded in Volume 142, Page 104 of
<br /> the Hays County Deed Records;
<br /> THENCE leaving the Gaertner tract with the common
<br /> line of the Dobie tract and the Millican tract
<br /> N44°20'30"E 280.99 feet to the west corner of that
<br /> 0.50 acre tract of land described in a deed to
<br /> Eunice Mae Watson as recorded in Volume 171, Page
<br /> 434 of the Hays County Deed Records;
<br /> THENCE continuing with the common line of the Dobie
<br /> tract and the Millican tract, same being the north-
<br /> west line of the Watson tract N44°20'30"E 208.00
<br /> feet to the north corner of the Watson tract in the
<br /> south line of Old Uhland Road;
<br /> THENCE leaving the Watson tract and the Millican
<br /> tract and crossing Old Uhland Road with the north-
<br /> west line of the Dobie tract N44°31'E 42.71 feet
<br /> to the west corner and PLACE OF BEGINNING of this
<br /> tract, and the south corner of that 19.66 acre tract
