<br />Texas, being in the southerly right -of -way line of Wonder World Drive (R.O.W.
<br />width varies) from which a TXDOT type 11 monument found for the most
<br />westerly comer of said 6.4500 acre tract and an interior comer of said 0.464 acre
<br />tract, bears, N 66 000'20" W, a distance of 236.48 feet;
<br />THENCE leaving the southerly right -of -way line of said R.M. Highway No. 12, with the
<br />common line of said 659.9 acre remainder tract and said 6.4500 acres, with the southerly right -
<br />of -way line of said Wonder World Drive, with a portion of the north line of the tract described
<br />herein, the following six (6) courses and distances:
<br />1. with the arc of a curve to the right, having a radius of 1822.36 feet, an arc length
<br />of 952.77 feet, and a chord which bears S 47° 18'28" E, a distance of 941.96 feet
<br />to a 60D nail found in concrete fence comer post,

<br />stamped `BCG" set at the point of curvature of a curve to the right, from which a
<br />60D nail with a blue lop found in a fence post in concrete in the interior of said
<br />6.4500 acre tract, bears, N 17°36'07" W, a distance of 0.60 feet,

<br />length of 235.33 feet, and a chord which bears S 23 °21' 10" E, a distance of
<br />235.16 feet to a TXDOT type 11 monument found, and
<br />6. S 19 °38'27" E, a distance of 222.43 feet to a 1/2 inch iron rod with a 1 -1/2 inch
<br />aluminum cap stamped "Texas Dept of Tran" found for an angle point in the east
<br />line of said 659.9 acre remainder tract, being the most southerly corner of said
<br />6.4500 acres, being the northwest corner of that called 6.8059 acre tract of land
<br />described in the Special Warranty Deed to the City of San Marcos, of record in
<br />Volume 3197, Page 401, Official Public Records of Hays County, Texas, same
<br />being a west corner of the remainder of that called 114 acre tract described as
<br />"Tract I" in the Executor's Deed to Marla D. Sams & Marvin C. Wills, Jr., Co-
