<br />THAT CALLED 659.9 ACRE TRACT (ONE HALF UNDIVIDED INTEREST), DESCRIBED IN THE
<br />SPECIAL WARRANTY DEED FROM HAROLD M. FREEMAN, A SINGLE MAN, TO FROST
<br />NATIONAL BANK, INDEPENDENT EXECUTOR & TRUSTEE UNDER THE WILL OF JOSEPH
<br />FREEMAN (DECEASED), OF RECORD IN VOLUME 359, PAGE 863, DEED RECORDS OF
<br />HAYS COUNTY, TEXAS; SAID 5.000 ACRES AS SURVEYED BY BOWMAN CONSULTING
<br />GROUP, LTD., AND SHOWN ON THE ACCOMPANYING SKETCH, BEING MORE
<br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
<br />COMMENCING at a 6 -inch cedar fence comer post found at an angle point in the southeast line
<br />of the said 659.9 acre remainder tract, same being an angle point in the southwest line of the
<br />remainder of that called 114 acre tract described as "Tract 1" in the Executor's Deed to Marla D.
<br />Sams and Marvin C. Wills, Jr., Co- Trustees of the Marvin C. Wills Family Trust, of record in
<br />Volume 3394, Page 424, Official Public Records of Hays County, Texas, for the most northerly
<br />corner of that called 311.74 acre tract described in the Warranty Deed to Claud Kern Wildenthal,
<br />of record in Volume 1385, Page 398, Official Public Records of Hays County, Texas, and from
<br />which an 8" dead cedar tree found at the most westerly corner of the said 114 acre remainder
<br />tract, being an angle point in the southeast line of the said 659.9 acre remainder tract, bears N
<br />29 02912" W, a distance of 59.58 feet;
<br />THENCE with a portion of the southeast line of the said 659.9 acre remainder tract, also with the
<br />northwest line of the said 311.74 acre tract, the following four (4) courses and distances:
<br />1. S 43 009'44" W, a distance of 155.92 feet to a 6 -inch cedar fence post found for an angle
<br />point,
<br />2. S 44 010'39" W, a distance of 216.46 feet to a 1/2 -inch iron rod with plastic cap stamped
<br />"BCG" set for an angle point,
<br />3. S 45016'39'W, a distance of 951.78 feet to a 1/2 -inch iron rod with plastic cap stamped
<br />"BCG" set for an angle point, and
<br />4. S 45 032'23" W, a distance of 510.96 feet to a calculated point at the southwest comer of
<br />an electric transmission /distribution line easement of variable width described in the deed
<br />to the Lower Colorado River Authority (LCRA), of record in Volume 242, Page 699, Deed
<br />Records of Hays County, Texas, for the southeast corner and the POINT OF BEGINNING
<br />of the tract described herein;
<br />THENCE S 45 032'23" W, continuing with a portion of the southeast line of the said 659.9 acre
<br />remainder tract and the northwest line of the said 311.74 acre tract, also with the southeast line of
<br />the tract described herein, a distance of 325.12 feet to a calculated point for the south corner of
<br />the tract described herein, from which a 6 -inch cedar fence post found at an angle point in the
<br />southeast line of the said 659.9 acre remainder tract and the northwest line of the said 311.74
<br />acre tract, bears S 45 032'23" W, a distance of 6348.00 feet;
