<br />398, Official Public Records of Hays County, Texas, same being an angle point in the northerly
<br />line of that certain called 521.55 acre tract described in the Special Warranty Deed to Dixie C.
<br />Lenz, Rita K. Steitle, and Medora C. Pratt, in equal undivided shares, of record in Volume 4517,
<br />Page 277, Official Public Records of Hays County, Texas;
<br />THENCE with a portion of the southeast line of the said 659.9 acre remainder tract and the
<br />northwest line of the said 311.74 acre tract, the following three (3) courses and distances:
<br />1. N 45 043'43" E, a distance of 606.75 feet to a 1/2 -inch iron rod with plastic cap stamped
<br />"BCG" set for an angle point,
<br />2. N 44 057'33" E, a distance of 408.78 feet to a 6 -inch cedar fence corner post found at an
<br />angle point, and
<br />3. N 45 °32'23" E, a distance of 1466.74 feet to a calculated point for the south corner and
<br />the POINT OF BEGINNING of the tract described herein;
