<br />ORDINANCE NO. 1980-34 <br /> <br />133 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SAN MARCOS, TEXAS AMENDING THAT ORDINANCE <br />REGULATING AND RESTRICTING THE LOCATION AND <br />USE OF BUILDINGS, STRUCTURES AND LAND ADOPTED <br />MAY 23, 1966 AND KNOWN AS THE GENERAL ZONING <br />ORDINANCE TO DESIGNATE AND SET FORTH USE <br />RESTRICTIONS IN A DISTRICT TO BE KNOWN AS "OP" <br />OFFICE AND PROFESSIONAL DISTRICT AND DECLARING <br />AND EMERGENCY. <br /> <br />I <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS: <br /> <br />SECTION 1. That section 5(A) of Appendix A- General Zoning <br />Ordinance of the Code of Ordinances, City of San Marcos, Texas, <br />1S hereby amended to read as follows: <br /> <br />A. The City of San Marcos is hereby divided into <br />eleven (11) types of districts. The use and <br />regulations shall be uniform in each district. <br />These districts shall be known as: <br /> <br /> I R-l' <br /> I R-2' <br /> , D' <br /> 'M' <br /> 'MHP' <br /> , pi <br /> Ip-l' <br /> 'p_2' <br />I 'c' <br /> I I I <br /> 'Op' <br /> <br />Single-Family Dwelling District <br />Duplex District <br />Multiple Family District <br />Single, duplex, multiple family <br />dwellings and neighborhood businesses <br />Mobile Home Park-(See Section 15.1 <br />and 15.2) <br />Public use including governmental, <br />schools, parks, etc. <br />Districts- (see Section 12) <br />Districts- (see Section 12) <br />Commercial including retail, wholesale, <br />establishments offerina services and/ <br />or repairs. None may be engaged in <br />manufacturing or processing. <br />Industrial including manufacturing and <br />processing plants <br />Office and Professional District <br /> <br />SECTION 2. That Appendix A- General Zoning Ordinance of the <br />Code of Ordinances, City of San Marcos, Texas, is hereby amended <br />by adding a section, to be numbered Section 14.1 which said section <br />reads as follows: <br /> <br />Section 14.1 "OP" Office and Professional District <br /> <br />A. Purpose: The Office Professional District is <br />establ1shed for the following purposes: <br /> <br />1. To accommodate office uses, office sales <br />uses, and certain personal services. <br /> <br />2. To create a district that will not create <br />excessive amounts of traffic and may be <br />located on streets with potential conges- <br />tion problems. <br /> <br />I <br /> <br />3. To create a district with commercial uses <br />of a nature that will not have a blighting <br />effect on adjacent residential areas, and <br />may be suitable for shallow depth lots <br />along major thoroughfares when developed in <br />accordance with the Master Plan, of thi3 Ciity of San Jl.1arcos. <br /> <br />4. To protect against fire and explosions, <br />pollution, and other environmental hazards; <br /> <br />5. To protect, as far as possible, against <br />congestion; <br />
