ORDINANCE NO. 1980-34 133 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS AMENDING THAT ORDINANCE REGULATING AND RESTRICTING THE LOCATION AND USE OF BUILDINGS, STRUCTURES AND LAND ADOPTED MAY 23, 1966 AND KNOWN AS THE GENERAL ZONING ORDINANCE TO DESIGNATE AND SET FORTH USE RESTRICTIONS IN A DISTRICT TO BE KNOWN AS "OP" OFFICE AND PROFESSIONAL DISTRICT AND DECLARING AND EMERGENCY. I BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That section 5(A) of Appendix A- General Zoning Ordinance of the Code of Ordinances, City of San Marcos, Texas, 1S hereby amended to read as follows: A. The City of San Marcos is hereby divided into eleven (11) types of districts. The use and regulations shall be uniform in each district. These districts shall be known as: I R-l' I R-2' , D' 'M' 'MHP' , pi Ip-l' 'p_2' I 'c' I I I 'Op' Single-Family Dwelling District Duplex District Multiple Family District Single, duplex, multiple family dwellings and neighborhood businesses Mobile Home Park-(See Section 15.1 and 15.2) Public use including governmental, schools, parks, etc. Districts- (see Section 12) Districts- (see Section 12) Commercial including retail, wholesale, establishments offerina services and/ or repairs. None may be engaged in manufacturing or processing. Industrial including manufacturing and processing plants Office and Professional District SECTION 2. That Appendix A- General Zoning Ordinance of the Code of Ordinances, City of San Marcos, Texas, is hereby amended by adding a section, to be numbered Section 14.1 which said section reads as follows: Section 14.1 "OP" Office and Professional District A. Purpose: The Office Professional District is establ1shed for the following purposes: 1. To accommodate office uses, office sales uses, and certain personal services. 2. To create a district that will not create excessive amounts of traffic and may be located on streets with potential conges- tion problems. I 3. To create a district with commercial uses of a nature that will not have a blighting effect on adjacent residential areas, and may be suitable for shallow depth lots along major thoroughfares when developed in accordance with the Master Plan, of thi3 Ciity of San Jl.1arcos. 4. To protect against fire and explosions, pollution, and other environmental hazards; 5. To protect, as far as possible, against congestion;
