<br />I <br /> <br />I <br /> <br />- <br /> <br />5. Proposed major categories of land use and proposed zonings; <br /> <br />6. Number of dwelling units and population densities; <br /> <br />7. Arterial, collector, and local street layout; <br /> <br />8. Location of sites for parks, schools, and public uses as shown in the <br />Master Plan where applicable; <br /> <br />9. Significant natural features, including flood plains and wooded areas; <br />and <br /> <br />10. Significant man-made features, such as railroads, buildings, utilities, <br />or physical features. <br /> <br />The overall layout, if approved by the Commission, shall be attached to and <br />filed with a copy of the approved subdivision plat in the permanent files <br />of the Director of Planning. Thereafter, plats of subsequent units of such <br />subdivision shall conform to such approved overall layout, unless changed <br />by the Commission. However, the Commission shall not change such approved <br />overall layout unless the subdivider agrees to such change or the Commission <br />finds: <br /> <br />1. That adherence to the previously approved overall layout will hinder <br />the orderly subdivision of land in the area in accordance with the <br />provisions of this Ordinance; or <br /> <br />2. That adherence to the previously approved overall layout will be <br />detrimental to the public health, safety, or general welfare. <br /> <br />Approval of a Subdivision Master Plan shall be effective for two (2) years, <br />unless reviewed by the Commission in the light of new or significant infor- <br />mation which would necessitate a revision of the Subdivision Master Plan. <br />Approval may be extended for one (1) year periods by consent of the Commission. <br />The subdivider shall still be required to submit a preliminary and a final <br />plat (including construction plans) for each unit of development. <br /> <br />SECTION D. Preliminary Plat and Accompanying Data <br /> <br />1. The subdivider shall cause to be prepared a preliminary plat, by a <br />surveyor or engineer in accordance with this Ordinance. <br /> <br />2. Filing and Fees <br /> <br />a. Formal application for preliminary plat approval shall be made by <br />the subdivider in writing to the Commission at an official meeting. <br /> <br />b. Twelve (12) copies of the plat shall be submitted to the Director <br />of Public Works at least fifteen (15) days prior to the meeting <br />of the Commission at which time the plat is to be considered. <br /> <br />c. Such plat shall be accompanied by a fee of twenty-five ($25.00) <br />dollars per plat, plus five ($5.00) dollars per acre for the <br />first five (5) acres or fraction thereof.
