<br />I <br /> <br />I <br /> <br />(2) A general location map of the subdivision showing the entire <br />watershed (a USGS quadrangle is required). <br /> <br />(3) Calculations showing the anticipated storm water flow, <br />including watershed area percent runoff and time of concen- <br />tration. When a drainage ditch or storm sewer is proposed, <br />calculations shall be submitted showing basis for design. <br /> <br />(4) When a drainage channel or storm sewer is proposed, complete <br />plans, profiles, cross section and specifications shall be <br />submitted, showing complete construction details. <br /> <br />(5) When conditions upstream or downstream from a proposed <br />channel or storm sewer do not permit maximum design flow, <br />high water marks based on a twenty-five (25) year frequency <br />shall be indicated, based on existing conditions. <br /> <br />3. Final Plat and Construction Plans <br /> <br />Twelve (12) copies of the final plat, three (3) copies of all construc- <br />tion plans, and any materials required by other ordinances of the City <br />of San Marcos shall be tendered with a letter of transmittal to the <br />Director of Planning fifteen (15) days prior to the Commission meeting <br />at which the plat is to be considered, and accompanied by an amount <br />sufficient for recordation of said plat upon approval by the Commission <br />in compliance with Section E of this article. <br /> <br />4. Processing of Final Plat and Construction Plans <br /> <br />a. <br /> <br />No final plat shall be considered unless a Subdivision Master <br />Plan or preliminary plat has first been submitted and approved, <br />and all other requirements of the ordinance of the City of San <br />Marcos have been met. However, if a preliminary plat has been <br />duly approved and the subdivider wishes to increase the size of <br />the lots by combining two (2) or more lots, or by combining one <br />lot with a portion of the adjacent lot in such manner that no <br />portion of a lot remains smaller than the original lots, no <br />additional Subdivision Master Plan or preliminary plat will be <br />necessary. <br /> <br />b. A final plat of an approved Subdivision Master Plan or preliminary <br />plat shall be submitted to the Planning and Zoning Commission in <br />accordance with Article V, Section E. Otherwise, the approval of <br />the Planning and Zoning Commission shall become null and void, <br />unless an extension of time is applied for and granted by the <br />Commission as authorized by Section D, Subsection 5 of this <br />Article. <br /> <br />c. The Director of Public Works shall review the plat and construction <br />plans for the purpose of determining their conformity with this <br />Ordinance and applicable city standards, giving consideration to <br />sound engineering practices and design criteria. The Director of <br />Planning shall transmit said plat to the Commission, noting any <br />objections to said plat and plans, if any, in a written memorandum <br />to the Commission. <br /> <br />-25- <br />
