<br />I <br /> <br />I <br /> <br />--- <br /> <br />a. The plans required under this section, of this ordinance, must be <br />submitted in a form which will satisfy the requirements of the <br />subdivision control ordinance for the preliminary and final plans <br />required under those regulations. <br /> <br />b. <br /> <br />Both this section and other sections of the subdivision ordinance <br />contain regulations which apply to such matters in the design of <br />a planned development as streets and open spaces. In any planned <br />development for which the provisions of the two (2) are in con- <br />flict, the Planning and Zoning Commission, with advice and recom- <br />mendations from the Director of Planning, shall make the decisions <br />as to which shall prevail. <br /> <br />ARTICLE VI. <br />SUBDIVISION DESIGN REQUIREMENTS <br /> <br />SECTION A. General <br /> <br />1. Conformity to the Design Requirements - No plat or construction plans <br />shall be approved by the Commission, and no completed improvements <br />shall be accepted by the Director of Public Works unless they conform <br />to the subdivision design requirements and City standards. <br /> <br />2. Conformity to the Comprehensive Plan - The subdivision shall conform <br />to the Comprehensive Plan and the parts thereof as it exists and as <br />hereinafter amended. <br /> <br />3. Reserve Strips Prohibited - There shall be no reserve strips of land <br />except those which are conveyed or dedicated to the government having <br />jurisdiction. <br /> <br />SECTION B. Streets <br /> <br />1. <br /> <br />Street Layout - Adequate streets shall be provided by the subdivider <br />and the arrangement, character, extent, width, grade, and location of <br />each shall conform to the Comprehensive Plan and shall be considered <br />in their relation to existing and planned streets, topographical <br />conditions, public safety and convenience, and in their appropriate <br />relationship to the proposed uses of land to be served by such <br />streets. The street layout shall be devised for the most advantageous <br />development of the entire neighborhood. <br /> <br />2. Relation to Adjoining Street System - Where necessary to the neighbor- <br />hood pattern, existing streets in adjoining areas shall be continued <br />and shall be at least as wide as such existing streets and in alignment <br />therewith. <br /> <br />3. Projection of Streets - Where adjoining areas are not subdivided, the <br />arrangement of streets in the subdivision shall make provision for the <br />proper projection of streets into such unsubdivided area. <br /> <br />4. Street Jogs - Street jogs with centerline offsets of less than one <br />hundred twenty-five (125) feet shall be prohibited. <br /> <br />-35- <br />
