<br />I <br /> <br />I <br /> <br />5. Half Streets or Half Alleys - No half streets or half alleys will be <br />permitted along the boundaries of proposed subdivisions. <br /> <br />6. Street Intersections - Street intersections shall be as nearly at <br />right angles as practicable, giving due regard to terrain'and topog- <br />raphy. Curb radii shall conform to City standards. <br /> <br />7. <br /> <br />Dead-End Streets - Dead-end streets shall be prohibited except as <br />short stubs to permit future expansion, and shall not exceed the depth <br />of one lot on each side of said street, provided that in no case shall <br />such depth exceed 250 feet. <br /> <br />8. <br /> <br />Cul-de-sac - A cul-de-sac should not be more than five hundred (500) <br />feet in length unless approved by the commission for specific reasOns <br />of topography or engineering design. In residential areas, the turn- <br />around shall have a minimum right of way radius of fifty (50) feet and <br />a minimum driving surface radius of forty (40) feet. In commercial or <br />industrial areas, the turnaround shall have a minimum right of way <br />radius of one hundred (100) feet and a minimum driving surface radius <br />of ninety (90) feet. <br /> <br />9. Marginal Access Streets - Where a subdivision has frontage on an <br />arterial street, the Planning and Zoning Commission may require mar- <br />ginal access streets to be provided on both sides or on the subdivi- <br />sion side of the arterial street, if the arterial street borders the <br />subdivision; unless the adjacent lots back up to, side up to, or front <br />with extra depth and access off an alley, and provide some other means <br />of restricting individual access directly to the arterial, or unless <br />the Planning and Zoning Commission determines such marginal access <br />streets are not desirable under the facts of a particular case for <br />adequate protection of the lots and separation of through and local <br />traffic. <br /> <br />10. Local or Residential Streets - Minor streets shall be laid out so as <br />to discourage their use by through traffic. <br /> <br />11. Streets on City Comprehensive Plan - Whenever a tract to be subdivided <br />borders on or embraces any part of any street or parkway so designated <br />on the City Comprehensive Plan, such part of such proposed public way <br />shall be platted by the subdivider in the same location and at the <br />same width as indicated on the City Comprehensive Plan. <br /> <br />12. Street Grades and Horizontal Curves - Minimum and maximum street <br />grades and horizontal curves shall conform to the City standards. <br /> <br />13. Pavement widths and Right-of-Way - Pavement widths and rights-of-way <br />shall be as follows; <br /> <br />a. Arterial streets shall have a right-of-way width of at least <br />eighty (80) feet with a pavement width of at least sixty (60) <br />feet. <br /> <br />-36- <br />
