<br />I <br /> <br />I <br /> <br />SECTION F. Water, Sewer, Drainage Facilities, and Fire Hydrants <br /> <br />The subdivider shall, at his own cost, dedicate such right-of-way and <br />construct such water mains, water lines, fire hydrants, sanitary sewers, <br />storm sewers, and drainage ditches of such a size as to adequately serve <br />the area being subdivided, as determined by the Director of Public Works. <br />All facilities shall be constructed in accordance with City standards. <br /> <br />In all subdivision developments, dwelling units (single family, duplexes, <br />townhouses, multi-family, apartments, condominiums, and cluster develop- <br />ments) shall be connected to sanitary sewer mains by approved sewer lines, <br />except where septic tanks are approved by the Commission. <br /> <br />SECTION G. Blocks <br /> <br />Block lengths shall not exceed twelve hundred (1200) feet except along <br />major thoroughfares, nor be less than six hundred (600) feet. Maximum <br />block lengths along a major thoroughfare shall be sixteen hundred (1600) <br />feet except under special conditions as determined by the Commission. <br /> <br />SECTION H. Lots <br /> <br />1. General - The lot design should provide for lots of adequate width, <br />depth and shape to provide open area, to eliminate overcrowding, and <br />to be appropriate for the location of the subdivision and for the type <br />of development and use contemplated, and in accordance with the adopted <br />Zoning Ordinance of the City of San Marcos. <br /> <br />2. Side lot lines shall be substantially at right angles to straight <br />streets and radial to curved street lines. <br /> <br />3. In subdivisions outside the city limits where the use of septic tanks <br />for single family and duplex units is approved by the Commission, lot <br />sizes shall comply with the standards adopted by the Texas Water Quality <br />Board in TWQB Order No. 74-0326-4 now, and as hereafter amended. <br /> <br />4. <br /> <br />Townhouse Lots: <br /> <br />a. Townhouse lots may be created where each townhouse lot is to be <br />served by a public sewerage system subject to the following <br />conditions, in addition to those applicable to all other sub- <br />divisions in this Ordinance. <br /> <br />b. Service Drives - For townhouse lots that have rear entry garages, <br />each townhouse lot will be provided with a service drive, private <br />alley, or public alley abutting the rear lot line. Such service <br />drive or alley shall have a minimum right-of-way width of twenty- <br />five (25) feet, a minimum paved surface width of twenty-two (22) <br />feet, and shall be developed in accordance with City of San <br />Marcos Standards. Service drives, private alleys or public <br />alleys shall have a minimum centerline curve and corner radius of <br />twenty-five (25) feet. Service drives, private alleys or public <br />alleys shall not exceed nine hundred (900) feet in length without <br />providing access at the midsection of the alley to a public <br />street.
