<br />I <br /> <br />I <br /> <br />2. Dead-End Alleys - Dead-end alleys shall not be permitted. <br /> <br />3. Curb - Lay-down curb shall be required where utility easements inter- <br />sect streets. <br /> <br />SECTION D. Sidewalks <br /> <br />Sidewalks, constructed in accordance with City standards and specifications, <br />shall be required in subdivisions or developments. The following guide- <br />lines shall apply in determining sidewalk location. <br /> <br />1. <br /> <br />On the subdivision side, or sides, of all major thoroughfares or <br />arterial streets; <br /> <br />2. On both sides of a street that serves as a collector street. or as an <br />approach to a school, bus stop, shopping center or focal point of the <br />community, or where density exceeds six (6) dwelling units per net <br />acre; <br /> <br />3. On at least one side of all marginal access streets; and, <br /> <br />4. As deemed necessary by the Commission in commercial, industrial, <br />public grounds, and multi-family dwelling areas. <br /> <br />5. Sidewalks shall not be required in areas of open development, or where <br />all lots have a one hundred fifty (150) foot frontage or more. <br /> <br />Sidewalks shall be installed at the expense of the developer in the <br />manner described herein: <br /> <br />a. That no sidewalk is required until a lot is improved (upon <br />completion of construction) but at the time such improvements <br />are constructed, a sidewalk complying with the provisions <br />herein shall be provided at the front of such lots, and also <br />along the street side of corner lots. <br /> <br />b. <br /> <br />That all sidewalks be not less than four (4) feet in width, <br />and four (4) inches in depth, and of concrete, stone, or <br />masonry construction (a greater width may be required in <br />multi-family, commercial, and industrial areas). <br /> <br />c. That sidewalks be as nearly parallel to the street as possible. <br /> <br />d. The sidewalks shall be placed so that they are at least <br />three (3) feet from the curb or in line with existing side- <br />walks in the area along collector and arterial streets. <br /> <br />SECTION E. Crosswalk Ways <br /> <br />Crosswalk ways six (6) feet in width shall be dedicated where deemed necessary <br />by the Commission to provide circulation or access to schools, playgrounds, <br />shopping centers, transportation and community facilities, or to provide pedestrian <br />circulation within the subdivision. Crosswalk ways shall be provided with the <br />concrete sidewalk six (6) feet wide. <br /> <br />-38- <br />
