Townhouse lots outside the corporate limits of the City of San <br />Marcos, but within the extraterritorial jurisdiction of the City <br />for subdivision control, must be accompanied by a site plan in <br />connection with such subdivision, showing location and dimensions <br />of all buildings, accessory uses. and other improvements. <br /> <br />i. Plat Description - Townhouse developments in the extra-territorial <br />jurisdiction shall have the description "Townhouse Subdivision" <br />prominently indicated on the plat and a statement that restricts <br />all lots included in the subdivision to be limited to townhouse <br />use. <br /> <br />5. <br /> <br />Extra Depth and Width in Certain Cases - Where a lot in a residential <br />area backs up to a railroad right-of-way, a high-pressure gasoline, <br />oil, or gas line, electric transmission lines (69 KV or higher), an <br />arterial street, an industrial area or other land use which has a <br />depreciating effect on the residential use of the property, and where <br />no marginal access street or other street is provided at the rear of <br />such lot, additional depth shall be required by the Commission. In no <br />case shall a depth in excess of one hundred forty (140) feet be required. <br />Where a lot sides to any of the above, additional width shall be <br />required by the Commission, but in no event shall a width in excess of <br />seventy-five (75) feet be required. <br /> <br />6. Lots Adjacent to or in Floodplains - Subdivision of property in a <br />designated floodplain must meet the requirements of the Floodplain <br />Management Ordinance. <br /> <br />SECTION I. Monuments and Lot Markers <br /> <br />Monuments shall be set at each corner of the survey boundary of the sub- <br />division, and permanent lot markers shall be placed at each lot corner. <br />Monuments and lot markers shall be set immediately after completion of <br />utility installations and street construction, or as the Director of Public <br />Works may require. <br /> <br />1. <br /> <br />Monuments - Monuments shall be made of an iron rod one-half (~) inch <br />in diameter and four (4) feet long, with a cross marked on the top, <br />securely set in the ground until its top is flush with the natural <br />surface of the ground. A block of concrete four (4) inches square or <br />five (5) inches in diameter and eighteen (18) inches deep shall be set <br />around the upper end, flush with the tip of the rod. Where, due to <br />topographical conditions, permanent structures,' or other conditions, <br />the view is obstructed between any two adjacent monuments intermediate <br />monuments shall be so set as to assure a clear view between adjacent <br />monuments. <br /> <br />2. Lot Markers - Lot markers shall be iron pins no less than eighteen <br />(18) inches long nor less than one-half (~) inch in diameter set flush <br />with the ground at every corner, at all angle points, and at all <br />points of curves not otherwise designated under subparagraph 1 above. <br /> <br />-41- <br />
