I I 2. Peri meter Streets a. Where it is necessary that perimeter streets or other streets adjacent to the subdivision be improved, the City shall construct such improvements, or cause same to be constructed, in accordance with the street assessment policy being used by the City at the time of such construction. The subdivider shall payor furnish satisfactory security for the payment of his pro rata share of such street assessments prior to the approval of the final sub- division plat. b. The Commission shall have the right to require the dedication of perimeter street rights-of-way up to one-half (~) of the total width required at no charge to the City. SECTION B. Street Light Installation Street lights shall be installed at the cost of the subdivider and at no cost to the City. SECTION C. Street Sign Installation The subdivider shall be responsible, at his own expense, for the furnishing and installation of all street signs within his subdivision. SECTION D. Alley Construction The subdivider shall be responsible, at his own expense, for the construc- tion of all alleys within his subdivision, where alley improvements are required. SECTION E. Sidewalk Construction The person taking out a permit for construction of a residential structure on a lot required to have a sidewalk as a part of the subdivision plat approval, shal1 be responsible for the construction of the required sidewalk. No final clearance or certificate of occupancy wil1 be issued until such sidewalk has been installed in accordance with the requirements of the plat approval, and the subdivision plat notes. The sidewalks shall be installed in accordance with the City Standards concerning construction and location of sidewalks. SECTION F. Construction of Water, Sewer, and Drainage Facilities 1. Facilities within Subdivision - The subdivider shall, at his own cost, dedicate such right-of-way and construct such storm sewers, drainage ditches, sanitary sewers, water mains, and water lines of such a size as to adequately serve the area being subdivided; however, if the City should require the dedication of additional right-of-way or the con- struction of storm sewers, drainage ditches, sanitary sewers, or water mains of a size greater than set out above, then, the City shall within one (1) year after date of approval of the final construction plans, provided construction has been completed within such one year period and in accordance with approved construction plans, reimburse the subdivider for any increased cost of such facilities. -44- J
