<br />SECTION 15 - (MR) MOBILE HOME AND RESIDENTIAL DISTRICTS <br /> <br />A. The Mobile Home and Residential District is established for the <br />following purposes: <br /> <br />1. <br /> <br />To recognize that certain areas of San Marcos are suitable <br />for a mixture of single family dwelling units and mobile <br />homes, and to provide adequate space and site diversification <br />for residential purposes designed to accommodate the peculiari- <br />ties and design criteria of mobile homes, along with single <br />family residences. <br /> <br />2. <br /> <br />To protect against pollution, environmental hazards and <br />other objectionable influences; <br /> <br />I <br /> <br />3. To provide adequate provisions for vehicular and pedestrian <br />circulation; <br /> <br />4. To promote housing densities appropriate to and compatible <br />with existing and proposed public support facilities. <br /> <br />5. To promote the most desirable use of land and direction of <br />building development; to promote stability of development; <br />to protect the character of the district. to conserve the <br />value of land and buildings; and to protect the city.s tax <br />base. <br /> <br />B. Permitted Uses: <br /> <br />1. One mobile home or one single family residence on each lot. <br /> <br />2. Recreational vehicles (one per approved lot). <br /> <br />3. Accessory buildings. <br /> <br />4. <br /> <br />Recreational and commercial facilities designed for exclu- <br />sive use of subdivision's occupants. <br /> <br />I <br /> <br />5. A storage building. <br /> <br />6. Portable buildings. <br /> <br />C. Specific Uses: (Require Use Permits) <br /> <br />1. Institutional, including day care centers, private schools, <br />and registered family homes. <br /> <br />2. Home occupations. <br /> <br />3. Amusement parks, circus or carnival grounds, commercial <br />amusement or recreation developments, or tents or other <br />temporary structures used for temporary purposes. <br /> <br />4. Facilities for railroads or those utilities holding a franchise <br />under the City. <br /> <br />D. Prohibited Uses: <br /> <br />1. <br /> <br />Mobile home parks. <br /> <br />2. <br /> <br />Any building or land used for other than one or more of the <br />preceding specified uses. <br /> <br />I <br /> <br />3. More than one mobile home or recreational vehicle occupying <br />an approved space or lot. <br /> <br />4. Any use of property that does not meet the required minimum <br />lot size; front, side and rear yard dimension; and/or lot <br />width; or exceeds the maximum height, building coverage of <br />density per gross acre as required. <br /> <br />-24- <br />
