<br />SECTION 20 - "I" INDUSTRIAL DISTRICT <br /> <br />A. Permitted Uses: <br /> <br />In an "I" District, no land shall be used and no building shall <br />be erected which shall be converted to any other use than: <br /> <br />1. Any use permitted in the foregoing districts. <br /> <br />2. <br /> <br />Industrial districts shall include the building of structures <br />used, erected, or converted for the purpose of assembling. fabri- <br />cating, manufacturing, packaging or processing articles for <br />wholesale distribution or distributors. <br /> <br />I <br /> <br />B. Specific Uses: (Require Use Permits) (See Section 22) <br /> <br />1. A specific use permit shall be required and approved by the <br />Planning and Zoning Commission and the Governing Body of the City <br />of San Marcos for any industrial usage classified as being "high <br />hazard" occupancy which is intended to involve usage of high <br />combustible, flammable. or explosive materials. <br /> <br />2. A specific use permit shall be required for the erection of any <br />industrial plant and approved by the Governing Body and the <br />Planning and Zoning Commission of the City of San Marcos for any <br />industrial use which shall be noxious or offensive by reason of <br />emission of odors, soot, dust, noise, gas fumes or vibrations. <br /> <br />3. Planned shopping center. <br /> <br />4. Planned industrial park. <br /> <br />C. Prohibited Uses: <br /> <br />1. <br /> <br />Those uses, which in the oplnlon of the Planning and Zoning <br />Commission and/or City Council would be detrimental to the health, <br />safety, or general welfare of the citizens of San Marcos or to <br />adjacent development. <br /> <br />I <br /> <br />2. Any use of property that does not meet the required mlmlmum lot <br />size; front, side and rear yard dimension; and/or lot width; or <br />exceeds the maximum height, building coverage or density per <br />gross acre as required. <br /> <br />D. Residential Area Requirements: <br /> <br />1. <br /> <br />Minimum lot area <br />a. Internal 6,000 square feet <br />b. Corner 7,500 square feet <br />Minimum lot frontage on a public street <br />a. Internal 50 feet <br />b. Corner 60 feet <br />Minimum lot depth 100 feet <br />Minimum depth of front setback 25 feet <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />5. <br /> <br />Minimum depth of rear setback shall be five <br />feet with an additional two feet required for <br />each story above 24 feet, up to a maximum set- <br />back of 25 feet. There shall be no encroach- <br />ment or overhangs into this required rear yard. <br /> <br />I <br /> <br />6. <br /> <br />Minimum width of side setback <br />a. Internal lot <br />b. Corner lot <br /> <br />7-1/2 feet <br />15 feet <br /> <br />7. <br /> <br />Maximum building coverage as a percentage <br />of lot area <br /> <br />50% <br /> <br />8. <br /> <br />Maximum accessory building coverage as a <br />percentage of rear yard <br /> <br />30% <br /> <br />-34- <br />
