<br />a. The manufacturing, compounding, processing, packaging or
<br />treatment of such products as bakery goods, candy, cosmetics,
<br />pharmaceutical, toiletries, food products, hardware and
<br />cutlery;
<br />
<br />b.
<br />
<br />The manufacturing, compounding, assembling or treatment of
<br />articles or merchandise from the following previously prepared
<br />materials: bone, canvas, cellophane, cloth, cork, feathers,
<br />felt, fiber, fur, glass, hair, horn, leather, paper, plastics,
<br />precious or semi-precious metals or stones, sheet metal
<br />(excluding saw and planing mills) and yarns;
<br />
<br />c. The manufacture of pottery and figurines or other similar
<br />ceramic products using only previously pulverized clay, and
<br />kilns fired only by electricity or gas;
<br />
<br />d. Manufacture of musical instruments, toys, novelties, and
<br />metal or rubber stamps, or other small molded rubber products;
<br />
<br />e. Manufacture or assembly of electrical appliances, electronic
<br />instruments and devices, radios, and phonographs;
<br />
<br />f. Laboratories--experimental, film, or testing;
<br />
<br />g. Manufacture and repair of electric or neon signs, sheet
<br />metal products, including heating and ventilating equipment,
<br />cornices, eaves and the like;
<br />
<br />h. Tool, dye, gauge and machine shops;
<br />
<br />i. All public utilities, including buildings, necessary struc-
<br />tures, storage yards and other related uses;
<br />

<br />Accessory structures and uses customarily incident to the above
<br />permitted uses, including the residence for night watchman or
<br />caretaker employed on the premises.

<br />10. Other uses of similar character.

<br />11. Portable buildings.

<br />12. Other uses of a similar and no more objectionable character to
<br />those principal uses permitted subject to any and all provisions
<br />of ordinance relating to the use of property within the City of
<br />San Marcos.

<br />C. Specific Uses (Require Use Permits) (See Section 22)

<br />1. Residential uses.
<br />
<br />2. Shopping centers over three acres in size.
<br />
<br />3. Planned industrial parks.
<br />
<br />4. Bars, taverns, nightclubs - in accordance with the adopted
<br />ordinances of the City of San Marcos requiring a conditional use
<br />permit.

<br />Prohibited Uses
<br />
<br />1. Any building erected or land used for other than one or more of
<br />the preceding specified uses.
<br />
<br />2. Any use of property that does not meet the required mlmlmum lot
<br />size; front, side and rear yard dimension; and/or lot width; or
<br />exceeds the maximum height, building coverage or density per
<br />gross acre as required.
