<br />succeSSlve time periods shall make application. <br /> <br />H. Conditions of Specific Use <br /> <br />1. Home Occupations: <br /> <br />a. The area used in conducting the home occupation will be <br />clearly secondary to the residential use. <br /> <br />I <br /> <br />b. <br /> <br />There shall be no exterior display except for one foot <br />square nameplate or alterations indicating that the building <br />is being used for any purpose other than that of a dwelling. <br /> <br />c. There shall be no more than one (1) additional unrelated <br />employee other than immediate members of the family residing <br />on the premises. <br /> <br />d. There shall be no outside storage of materials or products. <br /> <br />e. The permitted use shall not create frequent or heavy traffic, <br />greater than ten percent (10%) of the average load per hour. <br />per street. <br /> <br />2. Mobile Homes or Portable Buildings: <br /> <br />a. The mobile home or portable building must be located in such <br />a manner as to have access to public right-of-way within two <br />hundred (200) feet. <br /> <br />b. <br /> <br />The mobile home must be connected to an approved water <br />distribution and sewage disposal system. Portable buildings, <br />if approved for occupancy. must have an approved water <br />distribution and sewage disposal system available for its <br />use. <br /> <br />I <br /> <br />c. <br /> <br />There must be a provision for garbage and trash collection <br />and disposal. <br /> <br />d. The mobile home must be tied down and meet all other appli- <br />cable provisions of the Mobile Home Parks Ordinance. <br /> <br />e. Portable building requirements shall not include portable <br />buildings used for storage purposes only, and meeting the <br />setbacks required in adopted City ordinances. <br /> <br />3. All bars. cocktail lounges, taverns, cantinas. saloons, dancehalls, <br />discotheques, discos, or night clubs must meet the requirements <br />of all ordinances adopted by the City of San Marcos governing <br />their usage. <br /> <br />4. No form of pollution shall emanate beyond the immediate property <br />line of the permitted use. <br /> <br />5. <br /> <br />The Planning and Zoning Commission may impose additional reason- <br />able restrictions or conditions to carry out the spirit and <br />intent of this Ordinance and to mitigate adverse effects of the <br />proposed use. These requirements may include, but are not limited <br />to, increased open space, loading and parking requirements, <br />suitable landscaping, and additional improvements such as curbing <br />and sidewalks. <br /> <br />I <br /> <br />-39- <br />
