<br />SECTION 23 - AREA REQUIREMENTS <br /> <br />A. Minimum Lot Area: The gross area of the lot includes internal side- <br />walks, recreation areas, floor space, parking area, open space and <br />utility easements, but does not include any public right-of-way street <br />easements, or alley easements. <br /> <br />B. <br /> <br />Where a minimum size is not specified, the intention of this Ordinance <br />is that each lot shall be of sufficient size and dimension and adequate <br />access to a public right-of-way and utilities for its intended use <br />after complying with the requirements set forth in this and other <br />applicable ordinances and is compatible with those uses around it. <br /> <br />c. <br /> <br />Unenclosed carports may be built within five (5) feet of the rear <br />property line in the D and M zones, when using an alley for access. <br /> <br />D. Only one primary residential structure may be erected on an R-l, R-2, <br />or TH lot; and no more than one (1) single-family residential structure <br />may be erected on a D or M lot, if that is the only usage. <br /> <br />E. The City Council has the power to pass an ordinance establishing a <br />setback line greater than in the area requirements listed in each dis- <br />trict, where exceptional conditions so require. One specific condition <br />allowing for greater setback requirement would be along proposed and <br />existing thoroughfares as designated in the adopted thoroughfare plan. <br /> <br />F. Where a Townhouse is not separated from an adjacent structure by a <br />firewall, the setback from each side lot line shall be seven and <br />one-half (7-1/2) feet each side. Side yard setback on corner lots <br />shall be fifteen (15) feet. <br /> <br />G. On double frontage lots, the required front yard setback shall be <br />provided on both streets. <br /> <br />H. <br /> <br />The ordinary projections of roof overhangs, including eaves, cornices, <br />gutters, and downspouts, may project beyond a required setback line <br />a distance of up to thirty-six (36) inches. At no time, however may <br />such a projection extend to within five feet of any lot line. <br /> <br />I. An accessory building not exceeding twenty (20) feet in height may <br />occupy no more than the percentage coverage of the r~quired rear <br />yard specified within the district requirements. An accessory building, <br />however, shall be no closer than ten (10) feet to the main building, <br />and no closer than five (5) feet to the side or rear lot line. <br /> <br />J. Fences or shrubbery in R-l, R-2 and TH Zoning Districts in the front <br />setback line shall not exceed four (4) feet in height. Fences along <br />interior lot lines starting from the front building setback line to <br />the rear property line shall not exceed six (6) feet. <br /> <br />-40- <br /> <br />I <br /> <br />I <br /> <br />I <br />
