I I I SECTION 24 - OFFSTREET PARKING In all districts there shall be provided at the time any building or structure is erected or structurally altered off-street parking spaces in accordance with the following requirements and provided further that no off-street parking need be provided for any of these uses when they are located in the Central Business Area being all land structures bounded by Comal Street on the south from its intersection with the alleyway between Guadalupe and Fredericksburg Streets to the alleyway lying between Austin and Edward Gary Streets; the alleyway on the east lying between Austin Street and Edward Gary Street from the intersection from Comal Street to its intersection with Colorado Street; Colorado Street on the north from the alleyway lying between Austin and Edward Gary Streets to Fredericksburg Street; Fredericksburg Street on the west from Colorado Street to the north property line of Lot 8, Block 12 extended, then eastwardly along the north property line of Lot 8, Block 12 to its intersection with the alleyway lying between Guadalupe and Fredericksburg Streets, thence along the alley- way between Fredericksburg Street and Guadalupe Street from its intersec- tion with the north property line of Lot 8, Block 12 extended to its inter- section with Comal Street. A. Minimum Requirements 1. Single family attached and detached dwelling units - two (2) parking spaces per dwelling unit. 2. Duplexes, or two family dwelling units - two (2) parking spaces per dwelling unit. 3. For any multi-family dwelling or condominium in any zoning dis- trict or for any structure altered into a multi-family dwelling from any other classification, off-street parking spaces shall be provided in accordance with the following schedule. For each: Efficiency Apartment One (1) Bedroom Apartment Two (2) Bedroom Apartment Each Additional Bedroom 1-1/2 Spaces 2 Spaces 3 Spaces 1 Space 4. Classrooms - One space for each classroom plus one for each ten students. 5. Libraries, laboratories, and student centers - One space for each 500 square feet of floor area. 6. Men's and women1s dormitories, fraternity houses, and sorority houses - One space for each room to be utilized for sleeping purposes, or one space for each two beds, whichever number is greater. 7. The above regulations 4 through 6 shall not apply to private schools which do not permit students to bring motor vehicles to the institution; however, the educational institution shall be required to provide adequate off-street parking for faculty, administrative personnel, and athletic events including visiting of parents and/or other personnel. 8. Dance, assembly and exhibition halls without fixed seats - One space for each 100 square feet used for assembly or dancing. 9. Theaters, auditoriums, churches, assembly halls, sports arenas, stadiums - One space for each 3 seats in the main auditorium or seating area. 10. Commercial uses, office and professional buildings outside of the central business district - Unless otherwise mentioned in this section, shall be required to have three (3) spaces for up to 300 square feet of floor area, plus one (1) space for each additional 300 square feet of floor area. -41-
