<br />I <br /> <br />I <br /> <br />I <br /> <br />SECTION 24 - OFFSTREET PARKING <br /> <br />In all districts there shall be provided at the time any building or <br />structure is erected or structurally altered off-street parking spaces in <br />accordance with the following requirements and provided further that no <br />off-street parking need be provided for any of these uses when they are <br />located in the Central Business Area being all land structures bounded by <br />Comal Street on the south from its intersection with the alleyway between <br />Guadalupe and Fredericksburg Streets to the alleyway lying between Austin <br />and Edward Gary Streets; the alleyway on the east lying between Austin <br />Street and Edward Gary Street from the intersection from Comal Street to <br />its intersection with Colorado Street; Colorado Street on the north from <br />the alleyway lying between Austin and Edward Gary Streets to Fredericksburg <br />Street; Fredericksburg Street on the west from Colorado Street to the north <br />property line of Lot 8, Block 12 extended, then eastwardly along the north <br />property line of Lot 8, Block 12 to its intersection with the alleyway <br />lying between Guadalupe and Fredericksburg Streets, thence along the alley- <br />way between Fredericksburg Street and Guadalupe Street from its intersec- <br />tion with the north property line of Lot 8, Block 12 extended to its inter- <br />section with Comal Street. <br /> <br />A. Minimum Requirements <br /> <br />1. Single family attached and detached dwelling units - two (2) <br />parking spaces per dwelling unit. <br /> <br />2. Duplexes, or two family dwelling units - two (2) parking spaces <br />per dwelling unit. <br /> <br />3. For any multi-family dwelling or condominium in any zoning dis- <br />trict or for any structure altered into a multi-family dwelling <br />from any other classification, off-street parking spaces shall be <br />provided in accordance with the following schedule. For each: <br /> <br />Efficiency Apartment <br />One (1) Bedroom Apartment <br />Two (2) Bedroom Apartment <br />Each Additional Bedroom <br /> <br />1-1/2 Spaces <br />2 Spaces <br />3 Spaces <br />1 Space <br /> <br />4. Classrooms - One space for each classroom plus one for each ten <br />students. <br /> <br />5. Libraries, laboratories, and student centers - One space for each <br />500 square feet of floor area. <br /> <br />6. Men's and women1s dormitories, fraternity houses, and sorority <br />houses - One space for each room to be utilized for sleeping <br />purposes, or one space for each two beds, whichever number is <br />greater. <br /> <br />7. The above regulations 4 through 6 shall not apply to private <br />schools which do not permit students to bring motor vehicles to <br />the institution; however, the educational institution shall be <br />required to provide adequate off-street parking for faculty, <br />administrative personnel, and athletic events including visiting <br />of parents and/or other personnel. <br /> <br />8. Dance, assembly and exhibition halls without fixed seats - One <br />space for each 100 square feet used for assembly or dancing. <br /> <br />9. Theaters, auditoriums, churches, assembly halls, sports arenas, <br />stadiums - One space for each 3 seats in the main auditorium or <br />seating area. <br /> <br />10. Commercial uses, office and professional buildings outside of the <br />central business district - Unless otherwise mentioned in this <br />section, shall be required to have three (3) spaces for up to 300 <br />square feet of floor area, plus one (1) space for each additional <br />300 square feet of floor area. <br /> <br />-41- <br />
