Hankins <br />George Boeker <br />Jack Doughty <br />Steve Jenkins <br /> <br />Also Present: Melissa Millecam, Patty Wenk, Mark Hendricks, Dan <br />Gibson, Jesse Saucedo, PeeWee Dougherty, Lolly Guerra, Jane <br />Hughson, John Wade, Janace Wade, Bill Haney, Richard Houser, Dan <br />Nelson, Henry Oles, Ben Ford, Jim Gandy and others. <br /> <br />Mayor Morris called the meeting to order at 7:30 p.m. <br /> <br />Mayor Morris introduced for consideration Item 3.C. on the <br />agenda, a public hearing and adoption of a Zoning Ordinance, the <br />caption which was read as follows: <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS AMENDING SECTION 3 OF THAT ORDINANCE WHICH REGULATES <br />AND RESTRICTS THE LOCATION AND USE OF BUILDINGS, STRUCTURES <br />AND LAND, DATED JUNE 13,1984 (VOL. 66) BY CHANGING THE <br />ZONING OF A 26.49 ACRE TRACT OF LAND LOCATED ON THE WEST <br />SIDE OF BISHOP STREET AT LANCASTER STREET FROM PLANNED UNIT <br />DEVELOPMENT (SINGLE-FAMILY DWELLINGS) TO PLANNED UNIT <br />DEVELOPMENT (ZERO LOT LINE - SINGLE-FAMILY DWELLINGS) FOR <br />SAID 26.49 ACRE TRACT OF LAND; AND DECLARING AN EFFECTIVE <br />DATE. <br /> <br />Mayor Morris opened the public hearing and asked if anyone wished <br />to speak for or against the zoning change. Bob Peerman stated <br />the plan was for the development of garden homes with a zero lot <br />line. He stated it was the intention of the development for the <br />Homeowner's Association to maintain the parkland. He stated he <br />would like a crash gate to be placed in the subdivision plans. <br />Mr. Hankins stated it could be added in a plat change, and <br />adjoining owners of property would need to participate. Mr. <br />Peerman also indicated he would like to change the setback. He <br />was requested to take that matter up with the Planning Department <br />to schedule on a Joint Planning and Zoning meeting. Beth Wolpman <br />stated all of Lancaster is not in Mr. Peerman's development, and <br />that they do not want a crash gate, as it would limit access to <br />Lancaster. She stated the Castle Forest Neighborhood Association <br />is generally in favor of the development. No one else wished to <br />speak, so Mayor Morris closed the public hearing. Mr. Moore <br />moved for adoption of the Zoning Ordinance and Mr. Plummer <br />seconded the motion, which passed unanimously (Mr. Guerra was not <br />present during the discussion or consideration of this item). <br />
