The Operator will: <br />3.2.1 Make regular inspections of the Airport grounds, facilities and premises to <br />determine the need for maintenance and repairs, to ensure that safe and acceptable <br />conditions exist at all times, and notify the City of the need for any major repairs <br />or maintenance. The Operator will perform all maintenance and minor repairs in <br />a timely and workmanlike manner consistent with the Approved Operating <br />Budget and the City Code of Ordinances. <br />3.2.2 Maintain City owned or leased Airport property (buildings, land and <br />improvements) where the City is responsible for maintenance, in accordance with <br />the City of San Marcos Code of Ordinances, Chapter 10, Aviation, and ensure that <br />all such property is in good order. In addition, the Operator will maintain all <br />airport buildings under the control of the Operator in a neat, clean condition and <br />perform all custodial functions such as cleaning windows on a regular basis, <br />constant maintenance of restroom facilities so that they are safe and pleasant to <br />use and provide a safe, structurally sound, welcoming and professional <br />atmosphere. The Operator will respond to complaints regarding the maintenance <br />and appearance of the Airport immediately. <br />3.2.3 Mow, trim, irrigate, and landscape property to maintain a neat and commercial <br />type appearance appropriate to an Airport of this character. The Operator will <br />mow and trim turf extending out 30 feet from all paved surfaces to a maximum of <br />2 -3 inches: <br />a. Twice a month from March through October; <br />b. Once a once a month from November through February; and <br />c. 20 cycles per year for runways, taxiways, entrance roads and grounds. <br />City will provide to Operator a map of areas to be mowed prior to end of the <br />Transition Period <br />3.2.4 Inspect runways, taxiways, ramp areas, and all lighting (including runway), <br />signage, and navigational aids on a daily basis and make repairs immediately or <br />report as "out of service" and repair or replace as soon as practical thereafter. In <br />addition, the Operator agrees to maintain and operate all FAA required <br />obstruction, taxiway, runway, and approach path lights. <br />3.2.5 The Operator will provide the City with a list of any recommended capital <br />improvements the Operator believes are necessary at the Airport in the proposed <br />CIP. However, the Operator is not relieved of its responsibility to perform up to <br />the capabilities of the existing facilities if the recommendations are not <br />implemented by the City. In addition, the Operator may provide <br />recommendations for capital improvement projects in accordance with Subsection <br />3.1.11. <br />
