Maintenance and Repair Services. <br />3.2.6 Operator shall maintain and repair (structurally and otherwise) in a good, <br />workmanlike manner and to the City's satisfaction all: <br />a. Airport Property in accordance with the Approved Operating Budget and <br />Operating Plan; <br />b. Runway, taxiway, and aircraft parking/holding area lights, markings, signage, <br />and striping; <br />c. Navigation aids and aeronautic communications which are not maintained by <br />the Federal Aviation Administration (hereinafter "FAA "); <br />d. Vehicles, equipment, machinery and tools used by the Operator in connection <br />with the Airport; and all Airport grounds (including, without limitation, <br />fences, grass cutting and maintenance of trees, shrubs and other landscaping <br />where and when necessary and in accordance with the landscaping <br />requirements of the City). <br />e. Pavement maintenance in accordance with the pavement maintenance <br />management program for any pavement at the airport which has been <br />constructed, reconstructed, or repaired, with federal assistance <br />f. Security related equipment, tools, fences, etc.; <br />g. Aircraft parking areas; <br />h. Landscaping and fencing of the Airport property, including grass mowing; <br />i. Any other items on the Airport requiring maintenance or repair during any <br />given fiscal year•, <br />j. Provide all supplies and materials for facility and equipment maintenance. <br />3.2.7 Use its best efforts to remove or cause to be removed snow and ice from all <br />Airport Property runways, taxiways, ramps, access roads, sidewalks, walkways, <br />and other common areas, and apply such melting and/or friction agents as may be <br />required and/or appropriate; <br />3.2.8 On a regular basis, visually check for and clean and remove all foreign objects <br />from all Airport runways, taxiways, ramps and other airfield operating areas; and <br />3.2.9 Operate and maintain Airport Property's mechanical, plumbing, sprinkler, power, <br />heating, steam, electrical, fuel, boiler, water, toilet, burglar alarm, <br />communications (other than those communications controlled by the FAA), gas, <br />and other systems necessary and appropriate for the efficient operation of the <br />Airport. <br />Equipment Use and Maintenance <br />3.2.10 Maintain on all Airport facility equipment and vehicles in accordance with <br />manufacturers' recommended maintenance schedules and manuals and prudent <br />
