CHAMBERS SURVEY, ABSTRACT NO. 2, HAYS COUNTY, TEXAS, BEING <br />A PORTION OF THAT TRACT DESCRIBED AS 501.30 ACRES LESS 57.14 <br />ACRES" IN A DEED FROM MARTHA E. HOLMES ET AL TO C & G <br />DEVELOPMENT, INC., DATED NOVEMBER 3, 1997 AND RECORDED IN VOLUME <br />1360, PAGE 92 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, AND <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br />BEGINNING at a concrete nail found in fence in a north line of <br />the C & G tract, the south line of that tract described as <br />174.27 acres in a deed from Buie Properties, Ltd., to Craddock <br />Partners, L.L.C. dated June 29, 2007 and recorded in Volume <br />3198, Page 68 of the Hays County Official Public Records and <br />northeast line of F.M. Highway No. 3407 /Wonder World Drive for <br />the north corner of that tract described as "Part Two - 5.2741 <br />acres" in a deed from C & G Development, Ltd., to the City of <br />San Marcos dated October 16, 2007 and recorded in Volume 3268, <br />Page 320 of the Hays County Official Public Records and east <br />corner of that tract described as "Parcel 6- 18.1443 acres" in a <br />deed from Craddock Avenue partners, L.L.C., to.the City of San <br />Marcos dated November 15, 2007 and recorded in Volume 3311, Page <br />842 of the Hays County Official Public Records, (said City of <br />San Marcos 5.2741 acre tract being a portion of the C & G tract <br />and said City of San Marcos 18.1443 acre tract being a portion <br />of the Craddock avenue Partners 174.27 acre tract); <br />THENCE leaving Wonder World Drive, the City of San Marcos 5.2741 <br />acre tract and 18.1443 acre tract, and the PLACE OF BEGINNING as <br />shown on that plat numbered 26428- 10 -3 -a dated September 14, <br />2010 prepared for C & G Development by Byrn & Associates, Inc., <br />of San Marcos, Texas, with the common northeast line of the C & <br />G tract and south line of the Craddock Avenue Partners 174.27 <br />acre tract, as fenced and used, the following three courses: <br />1.N 58 034138" E 315.94 feet to a 74" iron rod found a fence <br />corner for the north corner of this description, pass at <br />272.02 feet a 'i" iron rod found, <br />2.S 55 °00149" E 50.12 feet to a 14" iron rod found at with a <br />plastic cap stamped "Solis Kanak, Inc." for an angle <br />point, and <br />
