S 55 °35145" E 286.74 feet to a calculated point in the approximate San Marcos City Limits Line according to Ordinance 1973 -4 Tract One for the east corner of this description from which a '4" iron rod set bears S 55 °35145" E 73.99 feet; THENCE leaving the Craddock Avenue Partners 174.27 acre tract crossing a remaining portion of the C & G tract with the approximate City Limits line, S 45 °20147" W 203.20 feet to a calculated point in the curving northwest line of that tract described as 0.571 acres in a deed from C & G Development, Ltd., to the City of San Marcos dated December 18, 2009 and recorded in Volume 3792, Page 431 of the Hays County Official Public Records; THENCE leaving the San Marcos City Limits with the northwest line of the City of San Marcos 0.571 acre tract being with a left- breaking curve having the following characteristics: delta = 04 009119 ", radius = 994.00 feet, arc = 72.09 feet, and a chord which bears S 55 °08130" W 72.07 feet to an iron rod found with an aluminum "TXDOT" cap in the northeast line of Wonder World Drive and the previously mentioned City of San Marcos 5.2741 acre tract for the easterly south corner of this description; THENCE leaving the City of San Marcos 0.571 acre tract with the northeast line of Wonder World Drive and the City of San Marcos 5.2741 acre tract the following three courses: 1.
