GENERAL TO ZONEs T2, T3, T4,T5 <br />a. Impermeable surface shall be confined to the ratio of Lot coverage <br />specified in Table 1.3.and Table 1.2 <br />b. Tree Fee -in -Lieu: When the replacement of trees on -site, as required by <br />LDC Chapter 5 Article 5, is not feasible within Downtown San Marcos, <br />the DRC may allow an applicant to pay a fee -in -lieu for all or part of the <br />required replacement. Payment per caliper inch of required replacement <br />fees shall be paid into the Downtown Tree Fund. <br />c. Amount <br />5.10.2. SPECIFIC TO ZONEs T2, T3,T4, <br />a. The first Layer may not be paved, with the exception of Driveways as <br />specified in Section 5.10.4 and Section 5.10.6. (Table 8.1d) <br />5.10.3. SPECIFIC TO ZONE T3 <br />a. A minimum of two trees shall be planted within the first Layer for each <br />30 feet of Frontage Line or portion thereof. (Table 8.1 d) <br />b. Trees may be of single or multiple species as shown on Table 3.5. <br />c. Trees shall be naturalistically clustered. <br />5.10.4. SPECIFIC TO ZONE T4 <br />a. A minimum of one tree shall be planted within the first Layer for each 30 <br />feet of Frontage Line or portion thereof. (Table 8.1 d) <br />b. Trees shall be a single type to match the type of Street Trees on the <br />Public Frontage, or as shown on Table 3.5. <br />5.10.5. SPECIFIC TO ZONE T5 <br />a.
