LBJ, from "MF-2" (Multi- <br />Family District (Medium Densi tyJ) to "11F-3 II (Multi-Family District <br />[High Density]) (Zoning Commission minutes attached). <br /> <br />Item 7 on the Agenda, ZC-87-42 - Zoning Commission - to hold public <br />hearing and consider recommending approval of a zoning change of Lots <br />86, 93, 94, 95, 100, 101~ 102,103, 108 and 109, Third Division, Park <br />Addition, San Marcos, Texas,located at the 900 and 1000 Block of <br />Chestnut, from "MF-4" (Multi-Family District [High Density]) to <br />"TDR-GZ" (Transfer of Development Rights-Granting Zone) (Zoning <br />Commission minutes attached). <br /> <br />At 7:30 p.m. Mayor Younger introduced for consideration a public <br />hearing and adoption of an Ordinance on emergency, the caption which <br />was read as follows: <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />!v1ARCOS, TEXAS, AMENDING THE GENERAL ZONING ORDINANCE <br />TO PROVIDE FOR A VOLUNTARY RESIDENTIAL TRANSFER OF <br />DEVELOPMENT RIGHTS AND DECLARING AN EMERGENCY. <br /> <br />Mayor Younger opened the public hearing and asked if anyone wished <br />to speak for or in opposition to the amendment. No one did, so Mayor <br />Younger closed the public hearing. Mr. Farr moved to amend the Ordin- <br />ance to approve the Ordinance on first reading rather than on emergency, <br />and Mr. Brown seconded the motion. Mr. Farr moved to amend the Ordinance <br />in the Example in Section 300.302 as follows: "Granting zone of 10 <br />acres zoned MF-2 has 80 dwelling units to transfer (10 acres x 8 units <br />per acre = 80 units) "and in Section 300.304. Example. "Granting zone <br />of 10 acres-Zoned MF-2 (80 units). Receiving zone of 10 acres zoned <br />MF-2 (120 units)." - <br /> <br />"Granting zone transferable units: 10 acres x 8 units per acre = 80 <br />uni ts . " <br /> <br />"Total units allowed after transfer: <br />units." <br /> <br />120 units plus 80 units = 200 <br /> <br />Mr. Brown seconded the motion, which passed unanimously.
